It's going up in the Meth capital of the South. They had to downgrade the look to get any of the locals to shop there.

The LADOTD Traffic Engineers looked at the original plans and said a redesign was necessary. It was totally unworkable and inherently unsafe, leading to many wrecks. They said it had the potential to be called the Juban Sammich.

Had to! How many guys in Denham would be fishing in this lake while wives shopped?

Dear lord they have a better chance of Al Sharpton moving his HQ to the LP before that rendering takes place.

That's what it looks like to me. A "city center" at best like in most cities. That's why I asked for clarification as well.

I'm just glad it's not another mediocre national chain. Denham needs to break the barrier of shitty restaurants...hard to do it when they thrive, though

Why don't the LPers fund a road tax and do some four laning. Then maybe other properties would get developed. Same for the AP

Juban just got millions for the interstate exit. DOTD likes to claim they are building out priorities for 20 years in advance, but I find it ironic they didn't buy the land and keep Juban 4 lanes from the I-12 interchange all the way to 190.

Regardless, the future traffic plan for the Juban/Walker area is as follows:

Replace Eden Church Road intersection with Highway 190/Florida Blvd with a Traffic Circle (ala L'Auberge). They've actually already started on this as Eden Baptist Church was purchased for the expansion work needed for the Traffic Circle.

Replace Juban Road intersection with Highway 190/Florida Blvd with a Traffic Circle as well.

Extend Tate Road to the back of the next phase of Juban Crossing. Tate Road is currently a dead end road off of Pete's Highway.

Extend a road from Juban Crossing all the way to Eden Church Road to connect to the traffic circle.

I'm pretty sure I listed this stuff in the order it will happen. Long term, they're going to make Lockhart 5 lanes and extend it out to meet Juban, which they will also expand and extend. This will solve a ton of traffic problems on Lockhart, Juban and Florida, along with the Tate Road and proposed third entrance/exit to Florida for Juban Crossing.

At that point in time, it'll have more entrances and exits onto main arteries than Towne Center or Perkins Rowe. With significantly less traffic volume, things should work out nicely.

Man...I know the bros that had the GENIUS idea to open that package liquor and cigarette store over there. That tiny @ss little space has made them some very, very wealthy men. You can literally see how they tore down fences so that they wouldn't have to walk around to the front of that neighborhood to get to it.

The hilarious thing is that you have to drive right by it to get to Greystone, too. Heck the golf course backs right up to the back of the trailer park. They put up a 30 foot fence in one spot so you wouldn't have to look at the homes with VIN #'s on them.

For one, these sketches, models always appear more picturesque than the physical world. Secondly, it's Livingston parish, not River Oaks.

They both face a similar problem. All the highways that need to be 4-laned are state highways. They don't have the authority for that.

Well that's a start but I was actually talking about the whole parish in general. If LP and AP would dedicate a road tax, bond the money they both truly could benefit tremendously and relatively quickly which benefits the whole metropolitan area EBRP included.
