New House Construction Cost Help

Just trying to get a general idea how much something like this may cost before I start the process.

Already own a lot in Metairie, looking to build a new house on it within the next year. Whats a good estimate to hire a general contractor for the following:

2 story, 1700 SF Living
300 SF Garage w/300 SF unfinished bonus room above
500 SF Covered back porch/patio with outdoor kitchen & bar area with a fireplace

165-175k

This is not for high end materials......185-190k for more upscale materials

There are a ton of options that can drastically affect the price. It depends on what kind of materials and luxuries that you would want.

80-135 sq ft, somewhere in there

This really can't be answered without plans so that scope and finishes may be determined.

But i would say around 200K

$92sf for living is reasonable. The others are more of a murky estimate and based more on items than sf.

The 315-350 estimate is high but he may be considering top of the line materials. Still high though.....

Around $230,000 should get what you describe, provided you don't go crazy on the finish work/kitchen area. It's been 8 years since I was a residential contractor though, and didn't work in BR. They may PIIYB.
Cost plus is the way to go if you know someone you can trust. Stay within your allowances and there will be no surprises. JMO

We are building close to 1000 homes for a govt program, so I'm fairly in tune with current basic home costs.

Region does play a part. You'll get more home in TX

OP is looking at 2800+ under beam, plus outdoor kitchen amenities.

I don't think he can do it for 300, TBH.

Not unless he plain-janes it all the way.

Looking at mid grade materials and appliances, but would like to have a nice bar, kitchen, grill, refrigerator, etc under the outdoor patio.

Hoping I can get it down to around $225K to $250K for everything.

2 story so that I can minimize the footprint on the lot and have a reasonable backyard.

Vette, the thing is, your price would have a 1700 sf home closing in on 400k with lot.......

He could buy prefab units for the exterior kitchen.
