Anyone hosting a Cell Phone Tower?

Let me start by saying that I understand this is the $ Board, but I really didn't want to deal with the jackasses on the OT by placing this there.

That being said, a club that I belong to has been approached by a front company for a large cell phone company that would like to place ~100ft tower on an 80'X80' base. Their initial lease offers us $1,000/mo which is a complete joke, almost an insult really.

Does anyone have any experience dealing with these folks? They're likely to host a handful of carriers on this tower and need it pretty bad b/c of where we are. Our counter offer should be?

A commercial tower will be sitting on land that makes it unusable, an 80'X80' plot. That's a pretty good chunk of real estate.

The cell phone companies are making $ hand over fist so settling on $1,000/month is just wrong. I've heard from unsubstantiated sources that we should be asking for multiple $1,000s but I thought someone here may know more

You have three options:

A. Tell them to go to hell.
B. Accept their offer.
C. Counter-offer/Negotiate.

If you are out in the boon-docks and there are more than several land-owners close by, the offer is close to being fair. They aren't off by 400% for example. Throw another number at them and/or negotiate an escalator in the lease.

Sorry this wasn't on the O-T where I could (legitimately) ask for pics of your wife or S.O.

I don't have any real experience with this, but I'm curious to see how it turns out. I know depending on the area, you may or may not have competition for the tower.

What is the FMV of the property in total? How many acres does the property have in total? Determine the value of the 80'x80' section. Consider the length of the lease and inflation. Add a percentage premium for the land be unusable for the remainder of the lease as well as a big d*** charge for your troubles.

This could be a very good deal depending on the circumstances. Essentially $1k a month in perpetuity, make them adjust for inflation and call it a day. Unless it would for some reason make the rest of the land worthless or your land is the only place they have the option to put the tower.

We're located in a suburb of N.O. where there isn't room for growth (no acreage available, we count by lot size) and signal strength is a persistent problem. Other locations for this company are very limited.

Location is king.

I have an uncle who negotiated a deal in Atlanta and they are getting a small fortune.

There was an article in the times picayune several years back on a church in the upper 9th ward sticking a cell tower in their steeple and getting a few thousand a month.

Like I said depends on location.

All it takes is one other person somewhat close to your site willing to take a lower offer for you to have no revenue stream for the next eleventy years.

Greed makes need.

Do your research on the market value of the land and then figure a seven year payback on the area they want. It's a good deal, I know several folks with towers on their properties. They have use of a well-built access road too, the dump and concrete trucks can't deliver the base materials over natural earth.

$12000 a year rent for a 6400 square foot piece of land in the boondocks?

I would jump on it in a minute. Only stipulation I would have is that they remove the tower if they ever quit paying rent.

You would have zero maintenance. Warehouse can be rented for $4-$5 a foot and there is a lot of investment in a warehouse. You will be getting almost $2 for raw land.

He's not in the boondocks....he's in the suburbs of NOLA, stated that empty property is extremely limited. 80x80 in Jefferson parish should be commanding more than $1K/mo, IMHO.

What is the "for sale" value of the piece of property? Will the tower have a negative effect on the adjacent property, do you have any other interests that this would affect?

Really would need to know more about the property. Without knowing land value it is hard to say.
