Trailer parks as investments

What do you guys think of trailer parks as investments?

They are actually my favorite type of commercial real estate investment.

I like them. Very low property taxes, very low general liability insurance rates.

Do you generally own all of the trailers or just the land and the hookups?

I know a guy who does very, very well with this. He owns the actual park - not sure about the trailers themselves. I've heard section 8 housing can be very profitable - if you don't mind your apt/house/trailers being destroyed in the process

that is kind of the thought process. My parents sold a farm and are looking to roll it over into a property. I keep telling them that will probably generate the most profit in their budget. I imagine I will have to help them manage it but so be it.

I own the manufactured home park. I don't own mobile homes. Some of these are pretty nice. $80-$90K nice.

Owning the land gives an awesome ROE and a lot less headache.
Owning the trailers can be good, but isn't worth the trouble and has less stickiness for the tenants.
Once you start, find your best tenant and offer him free rent if he acts as the property manager. It's the best money you will ever spend.

Agreed.
My grandmother owned an RV park. Most if the tenants were longer term folks down for a local oil boom. That what she typically did and it worked out great.

Address the issue of sewer hookups vs. septic first. Health department Nazis could wreck your day if you have to install a treatment plant.

I had a real estate professor that owned a couple trailer parks. He said when tenants would move the cost to move the trailer was more than the value of the trailer so he would get it for free and rent it out.
