Property/land owners. I have a question about some property I might buy.

I have a question regarding some property I am considering buying. Its a 2acre plot of land near my neighborhood. I asked my real estate agent to find out a couple things, and she mentioned that since the property isn't zoned for anything specific, we'd have to get the property platted and surveyed and send that to the some commision with planning and zoning before getting a permit to build. What exactly does that mean, and how much does that cost usually? Also how much does it cost to have a water well and a septic tank installed?

You get a surveyor to come out and shoot the property. It can cost anywhere from 500-1000 bucks depending on the time it takes. You have to give that along with a Usage Permit App or something to planning and zoning so they can approve the area to be zoned a certain way (single family residential in your case). I'm sure there is a fee for that too. Maybe like $75 or something.

Just pray the neighborhood fricks don't care what you plan on building there. There will be a notice of zoning posted and a council meeting where neighborhood fricks can object to the zoning ordinance if they so choose to frick you over.
ETA: usually a non-issue unless you are subdividing/developing for something other than a single family residential.

It's a 2 acre piece of land next to a house on some land. There wouldn't be any issues that I could see with neighbors. It's not in a neighborhood. It's a rural part of Broussard. I just seems a lot of this stuff could get expensive on top of the price of the land. Not sure if it's worth it.

DO NOT BUY IT UNLESS THE ZONING IS FINALIZED. You should make your offer contingent upon this happening. Otherwise you will pay for what it MIGHT become and you could get fricked very hard.

2 acres in a good location is difficult to find. Might be worth the headache.

If it is in Broussard city limits they have their own zoning and permits office, If it is not in the city limits you will have to deal with Lafayette Parish. It will have to be surveyed and platted and submitted to the proper office. Be careful of any potential new right of ways that may be granted for roads, utilities etc because you will have to agree to these before the plat is accepted and permits are issued. Water wells or city water will be determined during the platting process as will septic systems. The price will depend on many factors like proximity to other water sources, is their a drainage facility or do you need an irrigation system/field.

I will be honest. I am in no rush at all to buy it, other than losing out if someone does. The cost is all I am concerned with. I have all the time in the world, we already live in a home in a neighborhood near the property.

This is my only issue. And it's 2 acres. I don't know We'll see that anywhere around where I live for that.

it's not in the city limits, which I thought it would be. Unfortunately it's the parish that I would have to go through. Its at the corner of Garber Rd and Shenandoah. I do not think it's on city water. The agent said we'd have to get our own water (well) and sewage. The way the city of Broussard has annexed land in our area has left me puzzled.

i just don't know if it's worth it, having to dump money in to the property just to have it ready, then have to pay to build a house. It just seems like it could get really fricking expensive.

Is it a wetland? Toxic dump? Superfund site? Can you get it zoned to build on at all?
You may buy a turtle sanctuary where any development is forbidden if you are not careful.

its across from a neighborhood, in a rural area of broussard. It's right next to another house. The only kind of dump it could be is a money dump, because of all the shite one will have to pay just to have it ready to build on.

Like others have said, put in your offer it is contingent on getting it zoned to your liking. For 2 acres I would be willing to put up with a lot of extra hurdles if it is something ya'll really want. Hell, buy the land get it zoned commercial and sell it to some Indian (dot) for a gas station and make a killing.

Honestly, have a water well drilled, and a septic tank installed are my main concerns. The zoning shite really doesn't concern me at all. That is the equivalent to having to pay for a home inspection or an appraisal. Just a bit more specific and some extra money. The sewer and water are my main focus here.

Don't know. I need to stop by on my way home and ask them some questions. There is also a trailer behind the property on another piece of land. I should ask them as well.
If I had to guess, they have to be on their own well and tanks.

You might be required to get surveys, wetlands studies, engineering, etc. Also, if you're financing the land you will be paying lots of money while the parish/city takes their sweet time through the zoning process with no guaranteed result. In the end if you cant get it zoned then you wont be able to do anything with it. You will not be able to get a building permit. There are TONS of what-ifs to consider.
If someone tells you it'll just take a month or so for zoning, they're full of it.
Do the contingent offer please. If the zoning doesn't happen you walk away. (put earnest money with escrow agent not with seller)
