When did Metairie (except your neighborhood) become majority white trash?

I thought it was supposed to be family-oriented "unlike New Orleans"?

Still seems pretty "family" oriented unless you are looking around at the shitty apartment complexes where alot of the N.O. trash has moved.

I can tell you that from talking to my friends in the real estate and construction industry, the "good" areas of Metairie are booming. Unreal what the price per sq foot that houses are going for with pretty much anything east of Causeway.

I suppose higher housing costs (owning and renting) in Orleans parish may have something to do with it.

One day, outside of government intervention, Orleans will be a no poor zone! I can dream.

Metairie was like Mandeville when I was a kid (30 years ago). You moved there to get away from Orleans. Its a slum now for the most part (except for a few nice areas).

I grew up right by old Sam Barth (now Ecole Classique), West Esplenade and Transcontinental area. Played at Girard playground. Great place to grow up, but now, not so much.

I second that motion. Eventually Nola will be a no-poor zone. It's becoming impossible to live there with an entry level salary and masters degree as it is. The poor people who own houses have lived there forever. Anything that changes hands nowadays won't see poor people for a long long time.

There's nothing wrong with that area. I mean if a couple Hispanic families scare you then yeah. The areas with the apartments aren't great but they aren't that bad either.

This is my street. The tax assessor value is about 100k less than what I paid, because these people bought the houses for 75k back in 1990.

Half the street is like that, the other half under new ownership.
