how much does it cost to buy 40 acres of farmland?

specifically rice. i'm just curious and i have no idea where to even begin looking. the one fish/one game thread got me thinking.

All depends on location...mineral rights, hunting rights, proximity to NOLA, Laffy, BR, etc. are all important.

I would expect it to range from $2,500 to $5,500.

We sold some farm land for $4,500 an acre and bought some land right next to a small city for $25,000...all with in 2 miles from each other.

Hunt around and see what fits...but I'd expect $2,500 to be around the floor for farm land.

We have a little over 100 acres near Gueydan. The taxes are a little over $300 a year. Some property sold recently near us that was advertised at 1200 an acre. I'd assume the buyer got it cheaper than that.

I have 40 acres of crop land in Franklin Parish. Recently turned down an offer of $1,500/acre. Taxes run about $100/year.

Where? I'll but all they got. In east Arkansas, it's about $3k/acre or more for good farmland.

Depends on the quality of the farm land and other variables but your looking at 1500 on the low end and up to 5,000 on the premium stuff. Most of it though is between the 2250-2750 per acre when buying 100 acres or more. Smaller tracts of the same quality tend to sell at a higher per acre price though.

WAS rice field land. Now everybody's growing corn and getting Obama dollar's. Drives up the price of the land and is shite for duck hunting. Not to mention raising food and gas prices. F$%k that MF'er!!!

In my hood for farm land that is around 40 acres goes very close to 10K an acre. I turn down that on a couple small tracks I own. Gave them to my kids as they were giving to me.

if it's good hunting land, expect a lot more. Or not to be able to get it at all

Decent bean land in CenLa is typically 2,500 - 3,000 per acre,,,,

There are so many variables, there really is no "normal" price, though...

honestly i was just asking because i was curious. maybe some time in the future, 3-7 yrs from now i'd like to buy some property to hunt on. i just wanted to know what/how much to expect to be saving for.

shooting from the hip, i would like to have some wooded and some rice field to hunt ducks & crawfish on. also would like to have a camp i can bring the wife &/or kids to. i would still want to hunt public land, i just would like a place to go to from time to time that would be my own property just to dick around on and have an easy time with access and some control over what's going on.

this is all a pipe dream right now, i know...

I toyed with the same idea a few years back...after several months of searching, I decided that everything that is affordable is just crap land...
