Selling home by owner

My home is in a great area and homes are moving at a nice pace. I'm attempting to sell by owner. Should I go with a title company to handle closing or is it worth while to get a real estate attorney.

If you are selling, why would you need a closing arty? It's the buyers choice where they want to close.

The other advantage of having a realtor represent you (the seller) is that most of the paperwork (disclosures, insp response, etc. is designed with legal language to protect the seller. If no one is going to bat for you, you had best be sure you are up to the hitting.

I sold my last home FSBO and had a realtor bring me a buyer. I gave the realtor 3% and she did all the work.

That is the buyer's decision, not the seller's.

If the buyer is using a bank or mortgage company for a mortgage loan to purchase the house, you can bet the lender will insist upon a full title search plus probably title insurance just in case the title search misses something which might leave a cloud on the property's clean ownership.

The only two times I've bought a house was from a builder/developer. In both cases the seller set up the the closing with the title company or title attorney. It's done differently when a builder isn't involved?

In the case described by the replies above, who is looking out for the sellers interests?

I've never bought or sold a house when the builder was involved. I've bought quite a bit of real estate and every time it is the buyer and/or the mortgage holder who are looking to be protected when it comes to the property having a clean title.

The seller.

ETA: If the seller has an agent, the agent also looks out for his client's interest to a certain extent.
