My girlfriend and I are beginning to talk details about getting married and buying a house soon in one of the outlying areas around Baton Rouge. She wants a more rural kind of house. Not a subdivision if it can be avoided.

Do any of you know of any nice areas that are maybe a little off the radar in the surrounding parishes? Something that is not Denham, Walker, Prairieville, Central?

Some background: we are old. We will both work in BR, so commuting time should not be brutal. Budget is less than $230

230k, that is. Posting from mobile is a bitch sometimes.

I know I suck because I want to live around BR, have a pitiful budget by OT standards and I'm even considering getting married.

That being said, some insight would be nice.

Thank you!

Look in zip 70806. You can find existing homes in Tara and Goodwood Villa in that price range in one of the most convenient and safest areas of the city. If you don't have kids in school this is ideal.

St. Gabriel is the next boom area. Pull up google maps and you will see there is an abundance of land that is relatively undeveloped and plenty of 3 acre tracts for sale. Iberville Math and Science Academy is a sleeper school that is one of the best in the country. St. Gabriel is sandwiched between Gonzales and Baton Rouge and property values will eventually skyrocket due to growing popularity.

This. Plus easy access to both LSU and I-10 (NOLA) via Nicholson.

I would move to West Feliciana in a heart beat.

Try Addis or Brusly.....large lots, and near Baton Rouge. Just not very many amenities yet.

Cross the river in BR and suddenly you are in Iowa. Lots of agriculture, and not much of the traditional suburban neighborhood developments.

I'd also look into West Feliciana and southern Pointe Coupee (if you are okay with sending kids to private schools).

Satsuma
Albany/Livingston

Both are near I-12 and with the upgrade to the interstate, traffic will be better

Also, Central wouldn't be bad

Where do you work? This can make a huge difference on commute time between a lot of these places.

All 45 minute drives with no traffic.

Central is a dump, is getting worse and is specifically ruled out in the OP.

for least commute, you would have to find a house in Central somewhere probably.

If that was my budget, I would move to Capital Heights for a nicer house and minimal commute

Um, how fast are you driving? I usually go somewhere between 75 and 80 and it takes me minimum 40 minutes.

Anyway, in regard to the OP -- where you live really depends on whether you'll have kids and need a good school district. Zachary schools were named best in the state the last couple of years. Ascension Parish has pretty good schools, if you want more rural you could try Sorrento and/or St. Amant. My fiance's parents live there and their kids go to St. Amant schools, and they don't live in a subdivision.

I was thinking Satsuma was east of Livingston. At a reasonable speed, with no traffic, Satsuma is 30 minutes from BR and the other two are 45. But you are always going to have significant traffic on weekdays.

The best suggestion I've seen so far is St. Gabriel, which will almost certainly have atrocious traffic within the next few decades.

What's the deal with this supposedly being an up-and-coming area? Every time I've driven through it pretty much sucks, and I've actually spent time building Habitat homes there. Is it really changing that much?

For the poster who asked where I work... I work near Pennington Biomedical Center.

No idea if we will have kids to send to school. We are both over 40, so I think that is getting less likely by the hour...
