I wonder if the OP knows he can come to Texas and shoot at those kind of deer and probably pocket $2K in savings. High fenced though if that's a deal killer.

15 members x 3 bucks = 45 bucks on 2000 acres. Not to mention they prolly allow 2 does each

Were you killing 140" 4.5 year olds? And Mississippi probably has the highest lease prices in the white tail world solely due to Louisiana residents jacking the prices up. No doubt I could go on out of state hunts and come out ahead, but this place is not far from home. Traveling out of state gets old when you can pay a little more and kill around the same quality at home.
And just because each membership has 3 bucks doesn't mean that all 45 bucks are killed every year. Probably average 20 bucks a year. It's a battle to keep the does shot, each membership has to kill at least 3 does, no more than 5 per hunter but unlimited on a membership. A lot of guys are in it for the duck hunting.

If that membership contains bringing spouse and kids for free, lodging, meals cooked 3 times a day, unlimited beer, 4 wheeler transportation, an occasional hooker, already chopped firewood, someone cleaning my own deer, fields, food plots, stands with sofas and heaters in them.... i'd pay about 5 grand tops.

Absolutely nobody. I remember the day right before 2nd grade when I got my first pair of shoes like it was yesterday. Up until that time, I'd stepped in a lot of kinds of shite out in the pasture and got it between my toes. I especially remember what dog shite smells like.
