I am not sure this is even logical or accurate, but I like the fact that us poor ol shits can outbid yall.

If it was in Louisiana and good, it would be a share offered at 200k. Count your blessings you MS boys are holding the prices down.

You know nothing about ms if you think that's not accurate. And it's not that "y'all can outbid us". It's that y'all are just that fricking stupid to pay $40/acre for land that produces 115" deer.

bullshite. That's not nearly as much as some of the "nicer" camps in MS costs. On the river that would be a steal, and there are plenty not on the river that charge way more than that. The really good ones don't even allow you a chance to join without being invited ...

Very nice deer. I guarantee that lease would be double the cost if it were in western mississippi. Hell there is one in a poor region of ms right now that is 3500/year and they probably kill a 140 every 5 years. Coon asses would be all over it though if the guy allowed LA residents to hunt it.

I'm going to look at the property again this weekend and will probably pull the trigger.

Son I think I know a lot more than you think I do. Actually as far as just a lease $7k is probably one of the more expensive ones. Now there are dozens that are buy in at a few hundred k up to about 750k and then charge a few grand a year for the membership. I have looked into those also but not wanting to drop that kind of money. There are several that are less than 100k for the buy in but not quite as good of quality.

In the end 7500 is cheap compared to the buy in properties, but it's also a lot compared to other year to year leases.

I'm not a member of any of them, we have our own land. I do know what a lot of the buy in costs are, but I'm not asking the people what their dues are. They are in those clubs to begin with so I doubt they even look at what the dues are.

Also, would you get hunting rights to everything or just deer?
