UPDATED PICS - HELP - Problem with 1 of my trees.... Whats wrong?

I have come to the OB for help.
We planted 3 of these about 4 years ago. This one used to be the most healthy.... And this past summer it started turning a little brown, and very small buds appeared all over it....
The other 2 are currently a lush green and appear super healthy. What gives?

My live oaks have the same thing. Not sure what it is. But they grew out of it in a few years.

Thought it was caused by an insect. This says a wasp of some sort.

Why would 1 get it and not the other 2? Wife thought a vine she found on/in it may have given it something

I don't know. Mine started with one tree. And then two years later the other one. They are about 80' apart. First tree looked really bad. Half the limbs were dead looking.

No... None of those. Just strange that the 3 trees could be 20 feet or so apart, and only 1 has the issue.

Maybe Sycamore Lace Bug?
Late in the summer, the lower surface of the leaf will typically be covered with dark spots of waste material and the cast off skins of immature lace bugs. Damage to trees is typically not serious, but heavy infestations can reduce growth.

I have the same issues with 3 really large sycamores (30 yrs old). I just don't worry about it.

OP: Cut down the weak one and then eliminate the other two so your back yard doesn't look uneven. Fail to do so, and you will be hating life when those things get big. Two months of falling leaves that have a knack for getting stuck in every other kind of bush (have to manually remove them...a blower won't work), those dingleberry things they drop, ah, frick the bastards!

My MIL had some tree problems with some satsumas that they had planted a couple of years ago. She got the name of someone (don't know if he is an arborist or not)but he came out and made a plan for each tree and she choose to have him do all the work for a couple of hundred. All needed fertilizing, some needed bug treatment, others needed a fungicide, etc. He charge a couple of hundred for all the work on multiple small trees...
