Tankless Hot Water Heater

Figured the OB would have some insight on tankless water heaters. It seems they have come a long way in the last few years but maybe still not great when you look at what they cost compared to a normal tank.

My current water heater is in a closet in the kitchen and I'd love to be able to have the closet space available and my attic is too short to move the tank up there. I live in an old house in Dallas with limited storage.

Any recommendations? Or personal experience? It will be natural gas. Thanks in advance.

I bought a new house last summer. It had 2 40 gallon electric tanks. I replaced both with 1 11 gpm tankless gas water heater. It cost a little over $1200 installed, but my electric bill is low and the hot water flows like wine...

My brother has one and is satisfied. It's just him and his wife. They have no dish washer. They live in an older home with limited storage as well. That's all I've got.

My new house has a Rheem tankless, and i would never go back to a tank. In fact, every house around me that's been built in the last 3 years are all tankless.

You will obviously never run out of hot water, which is great. But it still takes a while to flush the cold water out of the pipes. (which made my wife think it was not working right)

The gas ones are much more efficient than the electric. My mom has a 7 GPM Rinnai that was installed 7 years ago and still loves it.

Love mine. I have two and they are awesome. wife can fill up her huge arse tub while I take a shower and no problems.

Gas ones are great. electric ones can have issues.

If you go electric, I would recommend finding out which elements yours takes and ordering at least two from Amazon so you won't loose Hot water for a week waiting for a repair. (there are just so many different types that most local places will not have them all in stock)

Like others have said, stick with the gas ones.

I asked my plumber about them and he's installed numerous ones and said do not get an electric one.

I have been having a Noritz for over 5 years and haven't had the first trouble with it. I can run a kitchen sink, 2 bathroom sinks, a bathtub, a 2 head rain panel shower, dishwasher and washing machine until the gas company shuts off my gas thinking I have a leak being the unit pulls almost 200,000 btu's at max capacity.

I had a tank before this and even if I would have to replace it every 5 years I wouldn't think twice about sticking with a tankless over a tank.

I will say this, if you have a long distance from the unit to faucet, think about splitting into 2 smaller units if need be. Makes it more convenient for the hot water to arrive faster.

If you go gas, you will need to change the vent line and potentially up size the gas service to the home.

I would suggest this as well. Our kitchen gets hot fast, but the master bath takes a while. Kinda frustrating sometimes.

I have installed ~20 gas ones that are exterior wall mounted. About half of them have had issues. This is because it uses outside unfiltered air for combustion. This leads to clogged burners and failed circuit boards. Do not mount the exterior unit near your dryer vent or it will constantly suck up all the lint and crap out on you even sooner. If you are in a dusty area expect issues. They are computer controlled with flow sensors, temp sensors, combustion monitors, etc. Any one of those components goes bad, no hot water. As someone else said most plumbers or supply houses do not carry spare parts for these units so you will be down until parts show up. All this being said, I still put them in my builds because people want them but they are not maintenance free. I do not have them on my personal residence…

We built our house 8 years ago and have two gas tankless units. I've had no issues to date (knock on wood) and really like them. It takes electricity to fire them, so if the power is out you have an issue, but that's only caused me a problem once in 8 years. Plus, the house is wired for a generator so in any extended power outage I'd just hook up the generator and keep going.
