Property East Tennessee or Western NC?

Similar to the moving to Arkansas thread posted recently, we are looking to buy a little property to build a cabin on and eventually relocate.

Townsend was always our plan but seems everyone else has found it now as prices are about 5X higher than it was 3 years ago.

Also really like Western NC area near Sylva.

Anyone have good sources to go to to begin looking other than the realtor.com type sites

I prefer western NC, but the property taxes are lower in TN

East TN, so close that you might wander into NC on a walk. It's cheap to live, I wonder how starlink works in the valleys?

One state has no state income taxes, the other does.

I've been in WNC for 24 years but will strongly consider moving to ETN for the smallmouth fishing. It's far superior over there and that's my jam and how I want to spend retirement.

I'm not sure why people fish for trout after catching smallies on a fly rod.

And Tennessee has no state income tax. North Carolina does.

We've got some good Musky fishing here in WNC on the French Broad, out by Sierra Nevada brewery (google Musky mile on the French broad)

I love the small jaws and chase them a frequently as possible. Heading over to ETN, to hit the Douglas Dam section of the French Broad, next week for spring break with my oldest son. We go 30-50 a day over there in the Spring.

Another location I would strongly consider is Galax/Fries VA up on the New river, that $hit is unreal up there for SM!!

East Tennessee. Lower taxes across everything.

Soon Townsend will be a mini Gatlinburg...keep the commercial stuff on the other side of Wears Valley.

I'd look up and down the HWY 411 corridor...but anything worth getting is going to be expensive as shite. The growth of new residents the last few years is staggering so a lot of "small mountain towns" have started to lose that feeling.

You could also look in the Johnson City area.

Are you just trying be in mountains? Everybody and their brother posts on this website about East TN and Western NC. The land prices are sky high there because they're more known. If you're just wanting to be in mountains try looking in the Cumberland Mountains. Not as tall as the Smokies but you aint buying property at 6,000 ft elevation either. Cumberland Plateau/Mountains gets up to 4,200' in elevation. It runs from AL to VA. Of course I'm partial to the Cumberland Mtns because I grew up in Harlan County KY. You can get alot more bang for yer buck.

I’m up to 78 acres in Bryson City, NC. About 50 is pasture. The rest is mountain with hardwood. Forget all of the sites like realtor.com and just call some offices where you’re looking. My realtor is Autumn Ritz, but she recently moved to Murphy, so I’m not sure she is taking on new clients outside of her new area. If she is, I highly recommend her.

Are you looking at Sylva proper or Dillsboro? I’d never live in Sylva for what it’s worth.

I’m jealous! It’s my dream to live up there on a farm. I’d be on Fontana every day if I could. Headed up there with the family for Memorial Day weekend this year.

I assumed Tennessee’s property tax would be pretty high as a result of no income tax. I guess I was wrong about that.

Sylva was just the waypoint that people would recognize the name.

Personally would prefer the very small towns or unincorporated areas of WNC.

Wife wants rather easy access to the Smokies

I will check out Parrotsvile and the 411 stretch in TN and the Cumberland Plateau as suggested

Mountain City /Watauga Lake is underrated. If you are looking at East TN/West NC then throw SW Virginia in the mix. Love Damascus area. Roan Mountain area of TN is nice as well.
