Like some are saying Mandeville-area is the closest we have to the woodlands. It fits the bill very closely.

I have never been up to the woodlands only heard about it since my uncle & aunt in-law live up there. But it seems Mandeville may lack in general entertainment, unless you have a boat. Having maritime options opens a lot of doors just because of the vicinity.

Then again, if you want an idea to get rid of the hood. Here's a start...

Get rid of public transportation. That's what we did in Covington. First we some jackass put up a bill for building section 8... I don't think he's alive anymore. Next they tried to add public transportation to the area... that was killed because that's how the section 8'ers get around.

But since BR already has too much section 8, then I would suggest getting rid of CATS

Hit the nail on the head. BR will never been anything other than what it is because no one living there thinks anything is wrong with BR.

Lots of people in BR dump all over Houston, ATL and Charlotte as LSU continues to export knowledge workers to these cities who build strong communities with good schools as EBRP schools continue to crumble. Some BR folk (especially in my family) are pretty delusional about the situation the city is in.

I don't think that would help that much. There are lots of section 8 communities in BR that aren't on the bus line.

You only have to make groceries once a month. It's easy to bum a ride or share your stamps with someone who will taxi you around.

currently the inner loop of houston is having a revitalization because people are sick of commuting and tearing down then redeveloping the ghettos pushing the poor further from downtown

Eh, a good portion of the inner loop has been nice for a long time.

Spot on. BR is LSU. College town, nothing more. Amenities only college kids like as well.

Baton Rouge should aspire to SOMETHING

oh its been dreaming for a while now. When I was at LSU Baton Rouge wanted to be the next Austin. Now some want it to split into SG/BR.

Regardless, I don't think it will ever be anything other than what it is as those who aspire to be more are handicapped by the status quo crowd and those who have no ambition period.

I recently moved to The Woodlands from Baton Rouge and it's a way better place to live. I enjoy how everything is well taken care of and clean. Great schools, safe, lots to do. I'll never move back to LA.

I am thinking of getting licensed in TX and maybe moving. I always hear of the high property taxes but never see a number. How much are annual property taxes in the Woodlands?

Recently moved from South Louisiana to Sugar Land. Was living in a $125k home, 1800 sq ft., paying about $950/yr in property tax. Now living in $220k, 2100 sq. foot home, MUCH nicer neighborhood, with property tax of about $4,500/yr.

No state income tax.
Community parks everywhere.
No more paying for private school, with neighborhood schools much newer and more advanced than the private and public schools where we lived.

Oh...and a higher income, which is typical going from LA to TX. For example, public school teachers in the school districts for our county START around $50k per year now.

You are absolutely retarded. He said it was Louisiana's most analogous city to the Woodlands. And it is. He didn't say it WAS the woodlands.

Fwiw: the woodlands is shite and I would never live there.

A master-planned upper-class utopia developed by an energy tycoon in 1970s??

No, BR will not be that anytime soon.

I think a lot of BR people are. They love it here, while the city has nothing to offer other than LSU and a few bars.

Explain?

I don't know much about the woodlands other than what I've read here.

I wouldn't go as far as calling it shite, but I agree that I would never want to live there.

They feel better about themselves by putting down other cities (go read some BR vs Houston threads) but never actually do anything to improve anything (The loop debate was old when I left in 2002 and still it continues). They brag about "culture" while being the mecca of chain restaurants.

I don't know anybody in BR who does this.

A good bit of the routes run up through N. Baton Rouge, guaranteed the hoods probably walk to the bus stops if they need to.

But if you get rid of CATS, you can pretty much cut off N. BR from the South... to a degree. This is just mainly about causing an extreme inconvenience for them. You do that and you can start with something.

After that I think I would try and start pushing them out of area North of LSU. You can make a statement that everything South of the Interstate is going to be refreshed. And they already are to an extent, but if BR wants to take control they are going to need to separate the demographics.

This might allow investors a little confidence in where they establish malls, hospitals, schools, etc.

It is. When a town's entertainment qualities only consist of a college then it is indeed and no culture college town.
