It was an old house essentially turned into a store. Pretty neat. Raised floors and all. Times that are long gone now

Very true. In general, single family homes are of high quality in Central.

However, that new apartment complex (The Reserve at Shoecreek) is filling fast with section 8 vouchers. Not even close to the type of residents and development it was proposed to be.

Hopefully with a new mayor and entirely new city council since the shoecreek debacle, we can prevent another mistake like this going forward.

Make no mistake though, Central has far better safeguards against shitty development than Livingston and Ascension. Question is how long will it remain that way.

Because developers run everything. You haven't had a mayor like Mary Hawkins Butler say hell no to apartments

The mayor in the Chicago suburb we lived in for a while lost his re-election bid because he got a huge subsidized housing complex approved for a major regional developer. It was next door to a higher end neighborhood.

He now works for said developer.

Curious to hear what makes you think its false. Let me guess, you think folks with section 8 vouchers are limited to the ghetto? They are absolutely being used in Shoecreek....no different than any other apartment building.

This is why every apartment development turns to absolute shite.

Indeed they do. I remember driving down that road on my paw paws tractor when I was maybe 11 years old. Different world man.

Fairview Texas did this. They have lot size minimums and dont allow apartments. Consequently, its probably the nicest of the suburbs in North Texas.

No, there are a few houses on the outer parts of the neighborhood that are a little but bigger and actually have a (small) yard. I live in one of those. I couldn't live in one of those houses. They're nice, but I need a little bit of room.

This is true, I don't know if it's section 8 or not, but it's definitely not what was intended.

A big problem is when they make exceptions. Then you have the local populace just shrug it off with "it is what it is" and they keep doing it again and again and again.

I did hear that they let one developer build smaller lots and then others got to do it.

But I don't know of any rentals over there.

From what I heard mixed income development comes with your local Walmart

No, because I'm familiar with the developer's financing and can tell you it's all market rate. You just don't like the demographic that can afford the market rate right now.

The problem, if there is one, is not the apartments. It's the lack of high paying jobs in the area that attract young professionals, and fill your apartments with the demographic you want. See Nashville, Dallas, Huntsville, Austin, and every other booming city that has nice apartments popping up everywhere.

I do love the TD complaint circle. First it's how ridiculous rent is in cities like New Orleans, but also no new apartment development which basically every study shows just points to higher rents.

However, TBF, South LA has had nothing but shite development for a long time. Most cities in the area just need to demand that the developer's be better and push for nice products. You have to look at the whole of the city and not just the project.

You clearly dont understand the cancer that is section 8.

Section 8 allows residents to move in AT MARKET RATE. HUD pays a certain amount based on their income and the resident pays the rest.

Instead of paying $1600 for a 2 BR, they may only have to come up with $400.

Section 8/HUD doesnt require that the landlord take less, necessarily.
