Where to live in Houston?

Haven't lived there in 10 years, and may be moving back soon.

Mid-30s couple with 1 child (newborn) and hopefully another to come in the next 2-3 years.

Working downtown, and friends and family all over the place (from Katy to Clear Lake to The Heights and Tomball).

I don't want a long commute to/from work (30 min max), so I'm thinking either inside the loop or in between 610 and BW8 on the w side near he I-10 corridor.

Suggestions on neighborhoods? What's a 4br/3ba going to set me back?

Just NW of the heights is up and coming if you don't have 500k.

eta: if you do have 500k, try the heights

Young kid, look at the burbs

If you have 250K a year or more, then look at west u or around rice

Otherwise, enjoy paying for private school

Heights and midtown are great. But as always elementary to middle to high school, one of them is gonna be shitty.

West Houston has gone to shite. The places 610 to belt and belt to highway 6 are a mixed bag. You will go from zero to sketchy quickly. Memorial is still solid all the way down but get off memorial and you can go downhill.

Spring Branch is trying to turn over but it ain't close yet. Think The Heights 10 years ago and that's spring branch.

I really don't want to spend 2hrs a day in traffic. I'd rather pay for private school if I have to.

Oak Forest / Garden Oaks, maybe Acres homes.

Awesome place and you don't have to live in the shitty suburbs.

Must be inside the loop. Rent if you have to. Actually renting is preferred considering property taxes. I would not live in Houston if I had to live outside the loop and commute downtown. I wouldn't live in a city period if I had to live in the burbs.

Rice Village, river oaks, heights...in that order.

If you're ok with sending kids to private school, Oak Forest or Garden Oaks. Oak Forest Elementary is pretty great, but Stevens and Waltrip are shite.

No matter what, new builds are going to be well north of $500k in places like Oak Forest and the Heights. You may be able to find a remodel for that price point with 4 and 3, but it will be small. Unless you want a patio/townhome (which I doubt given your kid situation).

There's always the Montrose, but that's pretty expensive, too, particularly the new/remodeled homes, and again you'd be looking at private school. West U and Southmore are great areas, but again older homes, postage stamp yards and very expensive. We looked at a tear down that was roughly $500k in West U.

Cheaper places would be out toward Humble, but I don't believe Humble ISD is all that great. I know some folks that like Pearland. Both of these places would be pushing your commute time though, particularly given the construction downtown.

Spring Branch is/was blowing up, and if you get zoned right you are in the same schools as the Memorial kids, but again, we're talking some serious money for new builds or remodels.

It's just not cheap to live in Houston and work downtown, so it's really dependent on your budget.

It's actually not cheaper. Heard a news story about this on NPR. Rental rates have gone up at a higher clip than property taxes specifically because property taxes are so high.

I would say Kingwood if you can find a place close to 59. It will be a longer commute in, particularly with traffic or accidents, but if you can live close to 59, your commute won't be much longer than 30 minutes. If you live toward downtown Kingwood, your commute will be at least 45-60 minutes.
