What's up with all the homes for sale on LSU Ave?

I never saw a for sale sign there the three years I was at LSU. Suddenly five houses are up for sale.

Someone a few months back sold one of the ones that needed a full renovation in less than 24 hours for what I'd guess was full price. They saw the opportunity and jumped.

Same thing happened on my street when I sold. Got $13/foot more than the last sale 2 years ago and a full price offer in 3 days and three more houses went up in the next 2 weeks.

So folks are trying to cash in on increased property values. Glad to hear it wasn't what I feared.

People are demolishing the old shite houses on the lake and putting a beautiful mansion where the crap once stood. While I am not sure that's as feasible on LSU Ave., that area is seeing some revitalizations. Someone just bulldozed and built a house on that lot on the corner of Cornell and West Lakeshore. Sadly, the new house looks like shite, too.

This is 100% accurate. People are paying insane prices in that area right now. Buying houses at full price just to get the property. I honestly don't know where people are getting the cash. I know Baton Rouge has its share of Ballers but how many million dollar plus houses can one area bear?

4 lanes is inevitable - houses on LSU Ave will be devalued once word gets out of construction..

BR is right up there with NOLA. I don't get the insane real estate prices for a college town the size of BR. Look at cities across the southeast similar in size to BR, they're usually way cheaper price per sq ft.

upgrade or downsize.... a lot of those owners are older and dont need houses that size
