Thinking about filing an insurance claim on deteriorating roof. Advice?

I have a home in Central with a roof that is around 10 years old. Architectural shingles, but I don't know who installed the roof since I didn't own the house back then.

The roof is showing signs of wear and tear all over it (looks dark stains on the exterior). I think moisture is making its way through the chimney flashing, as well.

Anyhow, what is the best way to go about doing this in terms of negotiating with insurance and a contractor, and getting the best deal? We have a $1000 deductible but I hear about people who somehow get the contractor to pay for it which seems shady.

OT homeowners, share your wisdom.

eta: Shingles haven't even made it 1/3rd the way of their life expectancy. They were pristine a year ago and all of a sudden they've gone down hill. I'm operating under the assumption that hail damage is the culprit, but how would I know? Is that something a contractor could determine?

I don't know if they go all CSI on this shite with forensic investigations, or what.

Wear and tear. No coverage. Sorry.

Find out who installed and go after them....or pray for hail or wind damage.

what kind of insurance do you have that will pay for normal wear and deteriation due to time?....

mine will only pay for storm damage and shite like that...

I'm under the assumption that something happened to it. Hail damage or some such. The shingles are supposed to last 30 years.

You should jump at the chance if your deductible for a new roof is 1000.


Also, better hope for a wind or hail storm to make an insurance claim. They don't just give you a new roof because it is old.

This doesn't mean there are issues with anything. Do you have trees around? Pines? The acidity in trees, especially pines, can cause dark spots on shingles but it doesn't actually cause damage to the roof. It's cosmetic and can actually be cleaned off.

What others issues are you having on a 10 year old roof to file a claim? An adjuster isn't going to want to shell out the money on a roof just because it has dark spots.

Everyone I know seems to get free roofs. I will find out. Something about hail damage and then the Rolfing company basically waives the deductible and you aren't out of pocket a dime .

Ok...well then I think your best bet is to have a roofer look at it and tell you whether he thinks the insurance will cover it....

lets just say that there is a slight chance that his estimate may be a little different depending on who will pay for the replacement...due to paperwork overheads or something like that, of course...

Besides a cosmetic look though what would lead you to believe it needs to be replaced? Is it leaking anywhere for sure? Do you have soft spots in the decking? See water spots on the underside of the decking in the attic? Anything?

About 20-25 maybe in Louisiana. No shingles last the full 30 years.

The only problem with OP filing now is the insurance company will try to verify the last time there was a hail storm and how severe it was. They will ask him why he waited so long to file a claim and then they will then deny his claim if he is filing just for cosmetic reason. Then next time he tries to file they will have notes that he tried to make one false claim already.

He would be better to wait for a storm if there isn't an emergency.

This is true. I don't understand it either but I am curious enough to look into it as well. I know they say hail damage and we had a particularly nasty one last year plus a smaller one recently.

Had about 5 neighbors get new roofs last year after that hail storm. Neighbor told me I should look into getting a new roof and I was like no, it looks fine. He told me insurance pays for it.

Yeah, I lucked up an had a ridgecap fly off of my house. The roof guy really did a great job showing some damage to the roof, loose asphalt, stiff shingles, some lifted from years earlier.

Managed to get full replacement on it. Personally I was pretty surprised. The ridgecap came off in just a really bad winter storm, thinl maybe the ice last year helped with the story.

Yeah, that was last year. And free is sort of a stretch, they work with you, but remember it is insurance fraud that you are committing.
