Y'all don't understand traffic.

The problem is not lee being two lanes, the problem is college between Perkins and Corporate.

Having multiple high traffic business driveways coming onto the street in a 1 block length screws of the right lane completely going towards I-10.

Add in the traffic lights being timed poorly between corporate/I-10 and its always a cluster.

The nicer ones sit farther back from the road. Mostly it's just the few from Perkins back maybe block and a half to two blocks and they are eyesores for the neighborhood.

I know. I live in University Acres and I drive Lee daily. Regardless, it needs to happen.

Synchronization of traffic signals throughout Baton Rouge was on the agenda a few years ago, within the proposed tax plan that included Audubon Alive. It was voted down.

This is true too. Lee backs up when it crosses Perkins and turns into College as it is. 2 lanes would not help the stretch from Perkins to I-10.

The McDonald's entrance from College causes problems heading the other way. It should never have been allowed. There should be no left turns in that block until Perkins.

The amount of uncontrolled access points along College is astounding. Same down Perkins towards town. That area is a relic of big box/free access design.

I understand traffic. I've been driving this city all day every day for forty years. You are correct, College is a problem. And a two lane Lee Drive is a problem. And anyone that thinks Rouzan, which can dump onto Perkins or Lee is the reason for traffic or a traffic concern is the one that doesn't understand traffic. That development is minimal.

someone gets it. what people don't get is that large undeveloped tract is a barrier of traffic. putting a grid of access through it helps, NOT hurts traffic. people in southdowns just don't want anyone to infiltrate their cocoon.

I don't recall Pollard complaining too much. Southdowns Civic is the usual vehicle for complaints in that area and they were very against Rouzan.

I didn't here ANYONE complain about the new apartment complex going up between the two. Not a peep.

As for Rouzan, I was against it. I think all of the area except for the stuff that fronts Perkins should be A-1. I know it will be developed, but it should be A-1, like Woodchase, not the high density stuff. I am not saying it should not be developed, just that it should not be high density.

In an urban setting (yes that tract is urban), a mix of commercial, multi-family, high-density residential, and single family residential is almost always more successful. This is why they want it zoned TND - it allows them to do it all.

Just because they are TND doesn't mean they wont build part of it out as SFR. A lot of it probably will be. It just gives them the ability to also build amenities such as a library, small supermarket, etc.

I think a lot of people have an issue with the developer, not the development.

I was very interested in the beginning but have been turned off more and more with each issue.

Making Lee four lanes would only create a larger cluster frick at Lee and Perkins because it won't address the real issue College from Perkins to I-10. And knowing the way we operate here the city would allow developers to place high density apartment complexes on the lots cleared to expand Lee adding more cars accessing Lee

Synchronization of traffic signals has been on the agenda since Woody Dumas was mayor and I had my learner's permit.

Pollard and Concord folks were against the project, but Southdowns led the charge. My dad's been living in Pollard since 1956 and wasn't to wild about the idea of the project, but has been more disappointed about the way the development got approved than the project itself.

Which people can walk and bike to, God forbid.

Regarding traffic, there is a future plan to extend kenilworth all the way to corporate. It would be messy (costly) and would involve going under the interstate and threading the needle to minimize impact on existing property. But this would be a huge help for that area and is something BR should prioritize IMO.

Can't the same thing be accomplished with an ISPUD or PUD zoning?

Pretty much. Different municipalities have different definitions, but in general, PUDs are more flexible. We always encourage clients to go for PUDs because you can incorporate TNDs within PUDs and it allows you to change things a few years down the road if the market starts trending in a different direction.
