Ask how many nails per shingle and if they hand nail or use a gun. 4 nails per shingle is standard, but if wind gets high 5 or six isn't a bad idea, and hand nailed is preferable.

Ask how many times they will pass the magnet after they complete work. You don't want to find a roofing nail with your foot. They should pass a magnet around the perimeter at least 3 times.

That's crazy pricing. That's after hurricane price when roofers don't give a frick if you hire them or not

4500 square feet of metal roofing runs about $26k, and that doesn't include removal of the existing roof

Interesting, around here, most roofers seem to think you're nuts if you pay for a roof yourself. They are much more inclined to try and talk you into waiting on the next storm and using your homeowner's insurance.

Ha I didn't even read all your post. I was right that is I don't give a frick price. 18 years is about the life of a 30 yr shingle. If you can wait a year when prices go down

In BR area it should run anywhere from $275- $350 a square (100 square feet) to tear off and nail down new..... looking at that quote there's a lot of things that you don't typically see on estimates here...
definitely shop around
Some of the things on quote may not need to be replaced

That would be ideal but as the other florida poster stated its high but consider whether 20 k is high if most is being paid by insurance. I'm gonna see how long i can go before using my insurance . maybe in a month or two the prices may have gone down.

I had my shingles hand nailed by RCI who did a great job.

But I think nail gun would have been better on the roof deck where the hammered nails splintered a ton in the attic.

I don’t know how much of that is due to having tongue and groove pine roof deck though. Seem like the nail gun would have driven the nails through cleaner.

99% sure those are lifetime shingles. Ask him if he's GAF Factory Certified installer for them. Here's a list of Approved Florida Installers

Also, he's quoting you at $390 a square, ($20,000/51 squares) give or take a buck or two, I don't find that to be high.

Shop around for price to remove&replace per square of roofing. Buy your own roofing & felt & nails. Recommend good grade of architectural shingles.

My sq footage is 2500 with a very steep roof. I upgraded on shingles and still came in under $9K.

Hey OP, what part of jax you in? My dad was a licensed contractor and roofer, who recently retired... and moved to suburban hell, nocatee lol. i can possibly give you some recs on a company or 2 I've done business with and trust. 60% of my work was done in clay county, but we got around the 904. Obviously my suggestions may get sketchier (not the contractor though) the further from op we get.

Yeah any sugguestions would be great. this quote was from stormforce. They have done like 5 houses in my neighborhood. does this seem like a fair price? I'll be paying about 5k out of pocket. I have sears home roofing coming out in a week just to give me a estimate the others cant come out for like 3 more weeks. Im just trying to get an average price

Owens Corning website lists the platinum preferred contractors in Jax ... Carlson, Neligan, Top Gun, AJ Wells, etc. Website also details how to properly register the warranty.

For comparison, my 2200 sq ft home received a bid from one of the above listed contractors of about $12500 this week.

Guessing this is from Irma. Hurricane deductible?

yes hurricane deductible. I was hoping for around 15 or 16k. AJ Wells was one we wee looking at. Even with the insurance i'll still be out 5k but better than spending 15k out of pocket i guess.

after sharing the nws post irma report with insurance, i appear to have avoided the hurricane deductible. my policy defines hurricane as hurricane force winds (not named storm).
