Roofing advice needed

I know nothing about getting new shingles for a roof but got my first estimate today.Roof is about 18 years old. First off my sq footage is 3,100. The estimate to have new shingles put on/cleanup etc is $20,000. That seems high. Is that normal or is that way high? with the recent hurricane are these roofers charging whatever they want? Says its a GAF roofing system whatever that means. Ive got a few more guys coming in the next few weeks to give more estimates. Any advice?

That seems about right, the pitch of your roof will also affect the price.

I don't have a very steep roof, and my sq footage is 2,800. I'm getting my roof changed soon and I was quoted 15k.

GAF is just a brand. They have a couple different shingles they manufacture. I put some Timberline on my shed and it came out really nice. Make sure the quote includes what type of shingles they going to use, nails per shingle and the warranty.

It says timberline HD archt in the quote for the shingles. Can i negotiate a little to try and get it down some or is it pretty set once i get a quote?

1.) Don't go with the lowest price when it comes to roofing. You'll regret it later.
2.) find the company that is willing to offer the best workmanship warranty. I know Owens Corning offers a 25 year workmanship warranty through there platinum contractor. Any non storm related leaks for 25 years is covered.
3.) GAF is what is sold in Home Depot/Lowes. I'd steer clear for that price range. Complete system normally means a bunch of extra stuff that you might not need. If you dont care about warranties, ask for a standard roof without the bells and whistles (ice and water, synthetic felt, etc).
4.) I'd go OC Duration, Atlas Pinnacle, OC Oakridge, GAF of the top 3.

The SF of the house doesn't provide enough info. Your replacement cost could vary greatly depending on the pitch of the roof.

Do you know about how many squares of shingles will be needed?

I like how it's itemized for each operation, but I don't like how there are no prices for each item.

Do you know what the price per square is in/around your area?

Yeah who needs a quality underlayment. I've stripped enough roofs to find dry rotted felt that crumbles apart to legit say you suck for giving this advice, especially combined with the shingles you suggest half a sentence later. Lifetime shingles on regular arse felt

ok . so it seems like this is not a scam or anything. Ive got a few more people coming out in the next few weeks. What type of questions do i need to ask them? What type of materials are you using? i'm sure that will come with the quote. So someone mentioned the workmanship warranty or something like that. anything else?

Get a measurement or quantity on the amount of shingles he is quoting. Saying home is 3100 sqft is irrelevant. A two story home will use far fewer shingles than a ranch. If he quotes 50 squares and only uses 42, does that come off the bill? Get referrals.

yet regular felt has been the industry standard for years. Average lifespan of a "lifetime shingle" is 17.5 years per Atlas.

FLO, make sure you have your insurance adjuster come out. I had a window leak from Irma which he confirmed. He then went on the roof and 1 1/2 hours later came down and said i need a new roof due to wind damage. Hurricane deductible is high but still better than the 20K which is similar to my quote - also in JAX - Fleming Island.

Yes ask how much per square.

Best bet is to get multiple quotes. Some measure differently and come out with different square footages.

FYI a square =100 sf.

I don't know how different things are in FL, but I had my roof replaced in BR last year. Just under 3000 sf. I don't remember how many squares. Pitch is mostly 8 on 12, but about 1000 sf of 10 on 12. Cost was 8,000 for asphalt shingles.
