What do HOA dues cover?

It depends on the HOA. Our HOA basically just pays to mow the obscene amount of common area. We have a few people that will not pay. We have liens on their houses. Who knows when we can collect. Get pretty angry when people complain about paying $200/year when they never go to any meetings, never volunteer to help with project they want to have done.

what about when the developer controls the HOA illegally and refuses to relinquish control but your neighbors are too lazy and stupid to fight them. and the developer "hires" its own employees to do CAM work at 10X market rates? Is it still trash to stop paying?

Yes it is trash to stop paying. You sue the HOA instead.

You can do this on your own, you don't need the neighbors to help. Just find an attorney. The attorney will work with you to determine whether you really do have a case or if you just misunderstand what the HOA can and cannot do.

If you do have a case then go for it.

We have an attorney in our neighborhood that refuses to pay his dues. He is 5 years behind now and actually sued the HOA for sending him to the collection agency. He is a complete fricking scumbag.
Moral of the story, if you don't like or don't want to pay HOA fees, don't buy a house in a neighborhood that has an active HOA. Its not that got damn difficult and you would think a lawyer could figure that out.

In threads like these, it doesn't take long to identify the troublemakers... those who will trash their yard, park up on the curb and make excessive noise because they think they can.

HOAs are a wonderful way of sifting the trash, and much more responsive than city ordinances.

where I think HOA are good:

keeps people from painting houses orange or lime green with glow in the dark trim colors

keeps junk cars and trash out of yards making the neighborhood and everyone in it property values drop

where I think HOA are bad:

don't tell me I cant park a boat in my driveway just because you don't fish or like people who have boats. I have never seen a garage yet that can properly park a boat in without damaging the boat and house trying to get it in and out.

they get stupid with it by telling people they can only pick from certain colors when painting houses, as long as they are not bold irregular non-standard colors it is none of the HOA business if your house is yellow blue, white, or green. yes this can get a little fuzzy but the standard should simply be no "in your face" bold color choices.

you should be free to plant or cut down any trees or take down or put up any fences you want to, as long as the same standard of being no "in your face" bold choices that don't blend with the neighborhood.

bottom line is, mind your own damn business and stay out of choices of what I do, and choose not to do, to my own my property, with exception to yard maint, unless I am doing something extravagant and elaborate that directly affects your property value

lastly, there should be no fee at all unless its for yard maint contracts and such. fees for non regular bills should be done on case by case, if something needs done send everyone a bill for that item cost. there is no reason to collect money just to collect it so you can have a slush fund for block parties and buying flowers for neutral ground flower beds because you need excuses to spend money you had no need to be collecting in the first place

It doesn't take long to figure out who thinks they're important either.

For a little while, he's delaying the inevitable

Many HOA's can foreclose for default assessment dues.

Naive to think that can't happen in your neighborhood, unless it's nothing but multi-million dollar homes.

Generally not a problem in halfway decent neighborhoods with or without an HOA

This is certainly correct, and the best way to word it.

But I'd argue that much like I generally won't "ever" get into a car accident, but having car insurance is good for that once in 20 year times that I do. And an HOA protects you from that one random time you get that shitty neighbor who will ruin things for you and other neighbors.

Store your damn boat somewhere else. I love to fish and would never keep my boat in my driveway, that looks terrible. Store it somewhere else.

This is why there are HOAs. So people like you aren't given too many choices to paint their house blue or green

No he didn't work the system. He owes and he knows it, he just refuses to pay. His credit has taken a hit for it and he is still in collections.

They are very naive and totally self-centered.

They will be raising holy hell if any of this happened next to them.

THEN they would want something like an HOA.

Americans are paralyzed by stupidity.
