Everyone is saying the Northside. Look into the Southside. League City, Clear Lake. South of Pearland on 288 is about to grow like wildfire.

Figure out which side of Houston you need to access. I'm in the Pearland/Friendswood area.
Nasa country, with killer public schools, a great church, no traffic, and close HEB access. It's pretty sweet!

Kingwood / Atascocita area. Commute to downtown isn’t bad.

Good schools, nice area, low crime, Lake Houston is right there, not a bad commute, area has been growing a lot over the years.

We did the same about 2.5 years ago. We live in The Woodlands area & I work downtown. Everything's worked out well so far.

Conroe ISD is fantastic, although there are multiple great school districts nearby as well.

Several good neighborhoods in your price range. Property tax will likely be the biggest sticker shock if you aren't already prepared for it though.

Porter, Magnolia/Montgomery, and down 288 are next hot areas. Another interesting on is what will happen with area around 99 and 10 when done, out a little east of Baytown.

Look in the Atascosita area, or Kingwood for a bit more traffic hassle but more options. Summerwood, Fall Creek, or either as close to 59 in Kingwood as you can, or as far away as you can for alternate routes to town.

Of all the shitty driving in Houston during rush hour, I've found 59 is the least shitty.

If Generation Park ever becomes what it was planned to become, I could see places like Summerwood and the others mentioned appreciating greatly in terms of home value.

There are pockets of the city that fit your financial needs and aren't a suicidal commute to town. HAR is a good resource. Also the Harvey flood map, just as an extra consideration.

Thanks to everyone for their comments. Looks like there is a lot I can take from this and do my own research.

I would say renting is a great idea for the first couple of years. The only caveat is we wouldn’t capitalize on any new potential equality on a home purchase.

You ain’t buying shite in any of the neighborhoods you named for $350k.

I live in the Heights. You need to budget at least $450k for a house (minimum) and be ready to send the kids to private school.

More realistic is $550-$700 in the Heights. $800k plus in Garden Oaks. Probably $600-$750 in Montrose. Of those only Garden Oaks has good public schools.

For the OP, look into Spring Branch, Spring, Katy or Kingwood/Humble. Yes you are going to have to commute.

I think the Heights has some good elementary schools but the rest is bad. Montrose has Poe and Lanier which is a great combo, but as you said 600-750 is the Montrose range now. It was 450-500 just four years ago but that area appreciates fast.

For the OP, the one postive is that I haven’t noticed anywhere near that kind of appreciation outside the Inner Loop.

ETA I believe the Pearland commute is about 40-45 minutes.

I’m thinking about moving someplace between Houston and Galveston when I get done with school. What’s that area like? Particularly the League City area

I think its 9 or 10 bucks a day, but I negotiated for my company to pay it when I took the job. It's about what I would spend in gas and I ride the HOV and am not stressed by driving in traffic. I get home in a much better mood than when I drove in the traffic.

There are a bunch of new developments north of 10 and west of 99. If it were me I would just make sure a park&ride is available if you are going downtown.
