Doesn't matter how nice it is. It will rise or fall based on whether BRPD provides adequate security (Since we know Spinosa's too cheap to go out and hire some IPSC or other security staff type guys on his own dime).
If they let it turn into some off-site daycare for every 9-17 year old in Baton Rouge with parents who DGAF (IE-if they allow it to operate like every other theater in Baton Rouge has and does) then it'll be run into the ground. With the quickness at that.

No one under 16 can be admitted without an adult. Some outlets make it 17. Hopefully they will bump it to 17 in BR
