Is paying a realtor 4% reasonable? Why, because I'd shitcan someone for not performing?

You are bound by the document dumbass. It is why there is a document in the first place.

Realtor is such a racket this day and age with the mls and Internet.

The MLS is the realtor profession. That is literally what seperates them from non realtors.

I don't disagree that they should become obsolete though.

Yes. I work in a law office and mostly handle closings. The typical is 6%.

Too high sell it yourself. You don't need a realtor

My parents are selling their house right now, and this is what they're paying. Should feel good about this.

Ask her for a flat rate- base the flat rate on 3-3.5%
of your lowest acceptable sale price- round to nearest K

Worse real estate deal I ever had was using what I thought was a good friend!-

You control the process not the realtor-

Wait, are you paying 4% for both the seller and the buyer Realtor, or are you paying 4% to a Realtor that will possibly represent both sides? The latter seems like the only way you'd get a Realtor to agree to 4%. You'd never get 4% for both the buyer and seller Realtor, rather 5% if you're a great negotiator (6% is norm).

4% is common.

Pick an amount of money that you are willing to pay the realtor and offer them that as a flat fee. If they don't accept it, find a realtor who will. There are plenty to choose from.
