I'm the seller and I'd like her to bring my some possible buyers. Property is under lease until August 2017, so my potential buyer pool is limited to investors.

Is 4% reasonable under that scenario? Is a 6-month term on the contract also reasonable?

Yes 4 percent is a good rate. If the realtor sucks you can call their broker and complain and shitcan them regardless of any agreement.

Those are my usual sentiments, but this property is located in another city and I don't have much time to devote to selling it.

For both sides, that's great. Should be on money talk though.

This debate breaks out the same way every month on money talk. I fall in the frick realtors sell it yourself category. Half the people will go the other way.(3/4 of those people are realtors or married to realtors since there are so many of those frickers)

It wouldn't get this many replies in all of 2016.

Forget the percentage. Realize you are being charged thousands for an hour or so of posting your property on a local exchange and zillow.

I sold my home FSBO and told realtors I would pay 3% if they brought me buyers and did the paperwork. Why pay 4%?

Having not bought/sold a house yet I can't speak from experience.

However, the thought of paying someone that much money for something I can very well do myself just seems incredibly retarded.

You could furnish a lot of a house with what you would throw away on a realtor.

I would appreciate someone coming in and telling me what exactly they do.

I run multi million dollar jobs for a living. I'm pretty sure I can handle a purchase agreement and closing table myself. When I bought my house I never saw the realtor do anything I couldn't have easily done myself, other than hide me from the homeowner as much as possible.

The only reason I am entertaining it is because of the limited pool of buyers, and the property is in another city.

It's worth it to me simply to free my equity up to get something here in Lafayette.
