Family is purchasing a home in the Lafayette area. Can you all recommend a reputable Inspector in the area? Thanks

Waste of money IMO.

Read their disclosure statement on the contract and you will see why.

Because it probably states you have no recourse if they miss something.

For the most part I agree, but not for someone who doesn't know what they are looking at. Home inspectors can at least alert the homeowner to problems that they may have overlooked. Better to pay someone a couple hundred bucks for some peace of mind.

They might find misc stuff to make you think you're getting your money's worth but the biggest issue is always structural concerns imo and for that you're better off getting a report from an engineer.

It's pointless to pay $400 for some guy to tell you that you need gfci outlets in the kitchen and bathroom.

Thomas (Tommy) Delhomme is the best in the area. If you're buying a house and it has any hidden problems he'll find it. Not related or friends just from experience, the guy is good at what he does.

All is well my friend, Thanks. I figured the OT would definitely post their "opinions"

My inspector missed some shite that was blatantly obvious to me. Waste of money.

If I was really concerned, I'd call a plumber, HVAC, electrician, and engineer all over to inspect

You would be out of $1000 instead of $350-$400. Sorry you had a shitty inspector, I did too the second time around. That's when I realized Delhomme was the best in this area. He inspected the first house I bought and I thought they were all the same. WRONG, there are some shitty ones and I see why some people hate on them. This guy is money well spent though.

Spending $1000 before dropping $350k seems like it might be a decent investment

I hear you but the OP was asking about a legit inspector in the Lafayette area. This guy is experienced and has contacts in each of the fields you mentioned. Believe me, if he sees or even has a hint of something wrong he contacts them. They don't charge when he calls them for an opinion/consultation. They will come out the next day or so and take a look at it and give him the word. So I would say the OP would be well served by hiring him for $400.

Make sure you have the roof inspected as well. A poor, quality roof may not be covered by your homeowners insurance.

My son used James Castania. I promise he will look , report and photograph everything he finds. Most thorough inspection I have ever seen.

The house across from me has been sold 4 times in the last 20 years. the house is on piers. not once in the last 20 years did an inspector notice that the master suite bathroom sink and shower were not connected, only the toilet. The house caught on fire, so the company hired to do the repairs actually caught it. True story....
