Dang, I thought Lewis Company was bad...but I never have thought that they would do this. I don't feel so bad about mine now.

About how many houses in the subdv?

How many $ and the increase?

Some are skyrocket high, some are too low to do anything with... The value of your home is highly linked to the property around it.

3 ponds with fountains, common area where the neighborhood sign is with landscaping.
We do have our own sewer station but that is a separate bill.
Was paying $600 a year went to $700 a year
192 lots. About half are still empty. Maybe a little less.
Higher end neighborhood. Range from $350,000 to apparently $800,000 ( that's what my neighbor has his listed for any way).

Not gated and no security cameras at front entrance.

Sorry, I see that you're in Carriagewood, and the developer still has the HOA.

Have you (and your fellow homeowners) discussed taking over the HOA from the developer?

1. He has no desire to run your HOA, he is doing it to maintain the value until he gets out and you're willing to take ownership.

2. He certainly has no desire to run your HOA for free, so your cost may be lower when you do it yourself.

while we're having a pissing contest -

$65/mo for my HOA

we have a pool with lifeguards open from memorial to labor day and 400 homes.

apparently it costs that much to maintain the pool & keep the common grounds cut and fresh flowers at the entrance.

gone up from about $40 originally (12 years ago)

This is one of the bigger issues. People with dogs/cats shitting on each others lawns and climbing on cars. They think the HOA has any authority over that and we should be the popo. They think their dues pays for 4 board members salaries and that we should be involved in every dispute.

Whatever you do, don't stop paying dues. You can lose your house if you're not careful.
