yea those are the two cities that have it. LC was on its way but was set back 5+ years with the hurricane. Lake Charles will need a good 25 year run of no hurricanes to really have a shot to be anything of note.

Lafayette isn't bad now and is a pretty damn good city for its size for the demographics it has

Northshore is nice and best area of LA imo. Lafayette is 2nd.

The issue with areas like the Northshore is that they're still a suburb of Nola and aren't independently affluent.

LC/Laffy aren't reliant on a larger metro to function. They're tied to petro, which isn't going away anytime soon.

Yes and the lower end is only getting more populous and poor. That's why I don't think there is a hope.

agreed. I think the upper middle class/Wealthy will continue to be able to live really nice and the middle class will stay about like it is. problem is like you said....the poor is getting more populous and its spilling over.

There is a demographic tipping point, and I imagine that Rubicon was crossed sometime in the late 90s/early 00s.

One day soon this will be attractive again to white people.

Lake Charles has a lot of industry developing/expanding in it.

The area southwest of BR proper (St George, Prairieville, Gonzales, etc) is also seeing lots of residential and industrial growth.

Covington, Mandeville, and Madisonville are absolutely flourishing

Lake Charles is about as close as it gets. Great economy (Louisiana standards), awful weather.

Why do people keep bringing up Lake Charles? Have y’all been there aside from passing through or spent any time there? It’s a shite hole.

These blue collar workers don’t exactly contribute to making the area a better place to live. They don’t take care of their homes generally speaking. They show up in their F250’s with their bad undisciplined children and trashy wife. It just drags down the quality of the community.

You don’t get that in Mandeville and Covington.

I’d say Lake Charles and/or Lafayette are the only hopes left.

Ridiculous insurance spikes has turned South LC into a no go zone, and that was the only nice remaining area of that town. Plenty of opportunity for high earning in SWLA, but it's being washed away with ridiculous home insurance spikes. Moss Bluff and North has a more promising future.

Stay out of Beauregard and Vernon Parishes.
We’re full and do not need anyone else coming in.

Because of Lake Charles' economy. And yes, I have family in Lake Charles.

I feel better about the stability of the economy in Lake Charles than I did in Boise, a city most people would agree has a higher quality of life than LC.

Plants and gambling are drivers of commerce. Is it the type of commerce you personally might want? No. Is there money flowing in for the foreseeable future? Yes. You get good leadership in Lake Charles and there's real potential there.

there is but it is somewhat limited by demographics too

LC has really nice areas and lots of poor not so nice.

the previous 2 posters hit on that some.

does it have potential...yes but as SFP said...demographic tipping point has prolly been reached.

northshore is better as far as quality of life but that is 100% a factor of demographics.

LC does have a good economy but it needs to continue to diversify. and it has to develop a stronger middle class.

as far as the comment about moss bluff being better....moss bluff is lake charles and when people are speaking of LC they are including that.

I was impressed with the Broussard/Youngsville area and their growth....only there for a weekend but very nice a lot of potential on the surface.

Compared to Lafayette it looked like heaven

Yes, Lake Charles needs decades of no hurricanes/insurance spikes for it to shine. The problem with living further north than Moss Bluff is the long af commute to the economic hub of the region.
