Breaking lease before move in date in louisiana

A friend's kid signed a lease agreement two days ago on a property moving in tomorrow. One problem, he has no means to do so.

He signed everything online and they did run a credit check.

Is there any way he can get out of it? Preferably without costing a fortune?

Contact the lease holder, explain the situation and see if they'll accommodate.

If I had to guess they'll let him. But the deposit is probably lost and depending on the lease wording an additional fee as well.

He signed it online not realizing it was a contract. Thought he was just accepting the terms to sign on paper later.

Eta: he's a smart kid, just a little naive. I read the contract for my buddy, and I see about breaking the lease.

I don't see anything about breaking it before ever moving in or paying

Because to be honest, once you sign you are their bitch. If they let him go, its out of the kindness of their hearts.

Depending on the wording, they can easily say that they will be glad to let him go, provided that he can find someone to take the lease and pay the rent till he does.

I'm actually amazed that can be binding as well. As of now, no deposit has been collected.

Yea that's sketchy. Most places have application fees and deposits due at the same time. They won't take one without the other.

I mean if he didn't pay anything just don't move in.

People run out on leases all the time and just lose the deposit. Most landlords aren't going to go through the bullshite to pursue legal action, they'll just find another tenant.

It's a shitty thing to do, but he should at least tell them before.

Yeah I just signed the first lease since I was in college for my nephew with him and it wasn't official till I gave them the deposit and it cleared

I would imagine if you haven't paid them a dime they won't do anything about it or report it negatively

We just signed for a townhouse and the only thing we haven't paid is the pet deposit and fee. Application fee and security deposit were due before the application was submitted.

He paid a 100 dollar application fee with his buddy, that's it. His dad is just trying to keep it off of the kid's credit report.
