Apt pet fees

What sense does it make to charge extra dollars a month to have a pet in an apartment when the landlord requires a non-refundable pet deposit?
Example: Rent is $1000
Pet deposit is $350
Pet rent is $10 month.
So now it's $470 non refundable deposit
Is this just a money racket?

They have to pay to get new carpet in that apartment when you leave.

up front money for carpet cleaning, then $10/mo figuring the longer you stay the more damage caused....

if you renew for another 12 months, he figures he will need more to clean up after you leave.

Either have a non-refundable pet deposit or have a monthly addition to the rent. I don't get the point in having both.

Because you'll pay it.

The one time I had monthly pet fees, I offered them 75% of the fees up-front and they took it.

I've looked at apartments that want $50-100/mo per dog (and I have two). Count yourself lucky.

Never understood this, if a deposit is nonrefundable then in what way is it a deposit? Seems like it would just be a fee.

From what I understand, it's phrased that way because they have to expend that before they can touch your normal deposit. My dog got fleas when I lived in NOLA East (Frontline is useless in NOLA East) and they had to get specialists in to kill them (they tried bug bombs and everything), and since it cost a hair less than my non-refundable pet deposit they didn't touch my regular one.

I looked at a place this week that wanted me to pay the home warranty deductible before anything got fix. Have people forgotten how renting works? I pay you rent, you fix the sh1t. It's your house, your warranty
