We will be offering Turners Bay Island which is located in Calcasieu Lake. This sale will be offered with reserve and the reserve price will be determined at the time of sale. We will get to the highest bid and at that point the seller can determine if the offered price is acceptable or not. The seller is movitated and it is being offered with every intent to sell. Sucessful bidder will be required to give the auction company a deposit of $5000 at that time if the bid is accepted. There will not be a 10% buyers fee added to the price of the island. But everything else sold that weekend will have a buyers fee of 10% added to it.

That's it. It's basically a mud bank in the middle of a shite lake.

ETA: Here is a map

I might buy it for mineral rights.

Unless your name is Spook Stream, chances are you don't own any mineral rights in that area of Calcasieu.

Wonder what the odds are that it'll even still be there years from now.

What are ownership laws here? I assume any accretion here will belong to the state, correct? Or is it always the winter high tide mark? And if it erodes that will belong to the state as well.

It used to be 120 acres. It is now 1.5 acres.

quote:

Morris bought Turner's Bay Island at a sheriff's auction in 2011 and hoped to have it restored back to its 120-plus acres as it was years ago. He wanted to use the majority of it as beneficial marsh and possibly develop his own property on the island, but Morris said he is no longer physically able to do what he would like, so he's selling it. "If somebody purchases the island, they're looking at restoring this coastal area that is currently down to an acre-and-a-half," said Morris.

Wonder how often the owner goes out there. Maybe could have adverse possessed it long before this auction.

Something tells me you don't know much about mineral rights in this state

The FB page says the state retains all mineral rights.

The island has a shell base that has let it survive all of these years. But ship and boat wakes along with storms has slowly whittled away at the old girl. As far as the lake goes, it's not a pretty lake, but it's one of the premier trout fisheries on the Gulf coast. Problem biggest problem with the island is that, if it's classified as "wetland's", you might not even be able to put any structure on it.

I think you could. Camps and residences are presumed to "not have a direct and significant impact on coastal waters."

I'm no expert though.

eta: Not sure about any permits from the Corps or EPA.

I've heard there was an artificial reef near there done by CCA. Any way you could buy it and then rope off the 120 original acres for a private fishing place?
