What's even more outrageous is how much these people pay in property taxes. It's not uncommon to have $25,000+/yr just in property taxes. Median home values are $850k+. That's average.

That list is off - in 2007, University Park (TX) had over a $200k median family income

ETA: But, family income is different than household income (not sure why), and household income for UP was only $151,000.

There are several similar places around the country. Highland Park in Dallas is one. West University Place is listed because the population is under 25,000.

Old money and median income aren't really all that related IMO

Highland Park doesn't have a big population, either. It has a lot smaller population than UP.

We could have little old lady gang wars - "You HP bitches better stay out of UP."

As you can see the south is notably absent.

Of course you have to keep things in perspective when you look at lists like this.

Want to see eyepopping numbers? Look at the difference in property taxes between those two houses.

The drop in quality of life was the biggest thing I noticed when I moved to NY.

Eta- nevermind- you posted it.

Eta2- if you retire in NY, especially Westchester area, you're either:

1)Stupid rich

Or

2)Just stupid.

Because family income includes at least 2 people, which means you are more likely to have dual income. They are also more likely to be older.

Really not hard

I suspected that Belle Meade would make this list. Old southern money and zero apartments/townhouses.

Sometimes I don't understand the basic math about how/why people pay so much for so little. People in Scarsdale claim it's for the schools, but your kid is only in school for 12 years. After that it becomes rent from the government to keep your property and you start paying for someone else's kid.

Im surprised more Virginia towns aren't in the top 10. Three of the top five wealthiest zip codes are in the Virginia suburbs. All of those defense contractors

U.S. towns with populations under 25,000

I don't know the average population of a "town" but I imagine this number disqualifies a lot.

There could be a disqualified town that has 30,000 residents with a higher median income.

Or possibly towns with an area of 25k+ residents with higher median incomes than the ones listed that also has 10k more people within its limits that drag the overall median income down.
These would be "nicer" areas but have a lower median income depending on the town limits.
