Tips selling an investment rental in BR

I have a rental property that I'm trying to sell in Baton Rouge. It has been a cash cow for me as a rental but I'm transitioning to commercial and I don't have the time.

I tried listing it with a realtor but it needs some work so it hasn't been doing well on the market. What are some good ways to contact investors and get the word out?

ETA: Can I seller finance the property if I still owe a mortgage?

What are you trying to sell it for? I mean compared to your rent? Why not fix it up? Investors generally are not going to want to pay anywhere close to what you can get to it on the open market, they have to get a return somewhere and that's usually from the purchase price being great.

No reason not to at least take a look at it if you're in position. But this post and its reaction show some you just how many property hounds there are out there...and just how well you can do at it if you hustle.
