Rental property- porcelain tile that looks like wood or wood laminates?

Tired of changing out carpets very 5 years or so. The cost of materials looks comparable but I would think the porcelain is more expensive to install.
Opinions and suggestions welcomed.
This would be for bedrooms as the living area is already ceramic tile.

I have some cheap wood laminate stuff that just stuck together in my bathroom we just laid over the existing floor.
It looks decent, and has held up very well, it isn't coming apart or anything like that and it's been down several years and has been pretty durable.
not sure how it would work with a bunch of furniture on it or anything like that.

Tile will last forever and is more expensive.
Laminate (wood) is good as long as it doesn't get wet too long. In a rental this means tenant wet mopping, toilet overflow, and ac drain backing up. Otherwise, it does not degrade much from use like carpet does.
Go with tile if you can afford it. Shaw makes a very nice wood tile that I just did a whole house with.

Lowe's carries a 6x24 tile in several colors that mimics wood grain. I've seen it in multi-family senior housing units and it looks good. They are installing it for the same reason you are considering.
I'd find a way to use sealed dark grout while you're at it.

Just reviewed a contractor's quote for Mahogany glazed porcelain at $3.50/sf with an installation charge of $4.00/sf on a 2.500 sf job.

strange, what is your email? let me email you some before and after of some "vinyl plank" that look like wood... it's waterproof... simple to install... 25 yr warranty .... looks fantastic and feels great (better than tile in a bedroom would)... only $1 sq/ft too ... can't recommend it enough...I put it in all 3 of my bedrooms in my rental.

What Zilla said. Buy the Armstrong brand. Its not the cheap crap I see at Lowes when I go. You can do it yourself if you would like and it just lays right on top of the old floor or concrete with no extra prep.

I am doing the Tile that looks like wood right now in our house. Animals + Kids + home traffic = huge savings down the road and it looks amazing.....

I caution against vinyl in a pier + beam house. I had a friend who had a slow drip under the kitchen sink in the rental with vinyl floor. The water leaked through to the subfloor then spread out across the house under the vinyl. The tennant discovered it when water came up through the cable jack through the floor on the opposite side of the house. He had to replace the entire subfloor.
