Consequences of not paying rent

My girlfriend works for a company going through layoffs. She's young, recent college grad, and no money saved at all. We're trying to figure out a plan of action for her if she were to be laid off. She wouldn't be able to afford her rent payment. If she couldn't get out of the lease (idk how big of an a-hole her landlord is), what would be the penalty for not paying her rent? As in if she just moved her stuff out and stayed with me, and didn't make her rent payments? Or is there another, better, option?

she needs to read over the lease agreement.

its been awhile, but last time i rented, i would of had a 2 month rent penalty, or until they filled the unit, loss of deposit, and having to pay the "discount rate" savings i received each month i lived in the place....

She'd get evicted and have a hard time renting a place again. She should talk to the landlord and explain the situation. Then read the lease. There are ways out of it that are better than being evicted.

Read the lease. If not in your favor, she should call the landlord and explain. He might be more reasonable than you think.

So.

You are making a plan of action for something that hasn't happened yet and you're not sure if it will happen?

Is she a good and valuable employee? Does she show up on time and do her work without causing disruption in the workplace?

I'm trying to understand why you are so concerned about this supposed problem.

I guess worst case scenerio is, the lease doesn't have an out, so she owes the balance of the lease, the landlord keeps her deposit and sues her for the balance of the lease.

If, and only if, she is laid off, call the landlord, explain, and go from there.

The good news is she has a landlord and is not beholden to an apt complex. If she were to get laid off I'd tell her to play the pity card as much as possible. If she has a good relationship w the landlord she may be able to negotiate something.

I have seen videos that start like this. The landlord normally leaves satisfied with the outcome...

Step one of action plan should be to start looking for a part time job. Whether or not she gets laid off, she needs to earn more money to have an emergency fund. A few weekend shifts bar tending, waiting tables, hostessing as her job schedule allows will give her some peace of mind and real financial independence. Whether she tutors, teaches fitness classes, walks dogs, or whatever, she needs to make more money or she's not being a responsible adult. Why do ppl give women a pass in financial matters? gah. Women need to be taught financial independence....step one of her plan should not involve asking boyfriend to tell her what to do. (Note, I'm female, so don't flame me with sexist crap. Too many females have been shielded from money matters. It never ends well.)

So a landlord is an a-hole if the tenant breaks the contract?

Is her landlord a dude? If so, I'm sure they can "come to an agreement".

I have in my lease that if my tenants want to leave, they can do so by finding new acceptable tenants to rent the property. If not, I evict them (if they're still in the house) and report them to the credit bureau. It doesn't ruin their life though it hurts. Not having tenants in my house though could possibly ruin mine.

Maybe your girlfriend should buckle down and get 6 months worth of savings in the bank in case she does get laid off. Also, she should do like most new hires and get to work really early and stay really late. You know, to ensure that the management likes her enough to keep her around.
