As you already know, don't give him another penny until the house is 100% complete and you are willing to sign off on the fact that there is zero punch list items remaining.

I would definitely talk to an attorney to weigh your options.

After talking to an attorney, I'd consider filing a complaint. The licensing board needs to be able to deal with shitty contractors and they can't do anything if they aren't made aware of the situation.

Hopefully your contract states clear lien waiver for final payment? Don't pay the final payment until You get that.

One other thing I didn't mention before. I know of a contractor that hired a company to basically badger an owner into oblivion when final payments weren't made at completion of a project. A guy from this company went everywhere the owner went...grocery store, church, country club, etc and made it known to everyone who would listen that this owner wasn't paying his contractor for work. Supposedly took about 2 weeks of this and the contractor got his check. Not sure the legality of such but it produced results. Sometimes you don't have leverage and just have to create some.

Not legal advice, but I'm pretty sure the time period for liening the property for nonpayment has expired. I think it's based on substantial completion of the building.

This is why so many people only use reputable builders and why so many sub everything out themselves if not using a reputable builder.

Don't beat yourself up. Seems like (hopefully) its almost over, and you've got a ton of knowledge for next time. And it hasn't killed you or really cost you a ton of extra money, only headaches....

If not, does he do entire neighborhoods at a time and you could give me the neighborhood name?
