Lumber prices anyone building new Const

Wow this is crazy prices are going up daily ouch if you have not started framing yet!

Yeah a buddy of mine works for a fencing company, and he said dimensional lumber hit an all time high last week.

All of the lumber is being sent up north and out west to protect buildings from looting.

Every article I could find online cited Mill shutdowns and huge DIY demand as driving the prices. Pretty sure it's not because of looting...

Yep. My buddy said they get most of their wood supplies from mills in the Midwest, specifically one in Michigan. They were shut down for weeks on end for Covid, and they can't get caught up now.

How much do the lumber tariffs have to do with the price increase? I know there were a few Canadian mills that shutdown when the tariffs first went into effect.

20, 8' 2x4's and one sheet of 5/8" c/d was $202 last week.
SIL said that lumber has jumped almost 300% in the last 6 months.

Tariffs, covid and a strong housing market. Tariffs are affecting treated also since the chemicals come from China.

My cost to build went up 14k from May until last week. We're waiting on financing and will see what happens. The builder and the supplier both said it appears to be leveling off now, so hopefully it'll stop going up. As always, costs go up quick and fall really slow, so i don't expect much.

My quote went up $17000 in 2 months for building materials. Guy at the lumber store told me he wouldn’t build a lemonade stand right now if He didn’t have too. We were gonna start next month. Thinking about waiting a few months now.

My deck contractor started my quote about a month ago, and he is sticking to his quotes. I'm sure the lumber prices are eating into his profits some, but I'm sure he will make it up on his next projects. I would hate to be building a house right now. This deck is going to be expensive, but when we started our refi process back in the spring it was always going to be our first project. We will probably wait until later to start doing stuff inside, since a good bit of it will involve framing out a new bedroom, closet, bath, etc.

People are still going because interest rates are so low but I think they’ll be fine waiting until winter. Rates aren’t going anywhere for a while. Prices will go down when the northern states start to slow down and mills will catch up on production

we got ours in the dry just in time. its cost us an extra grand for our deck framing but thankfully our builder added 10% on the lumber quote for the estimate. we started framing in April

Builder was getting ready to form up for my slab tomorrow. He called me freaking out. He told me that a 2x4x16 that was $6.40 last month is now nearly $16. A 4x8 sheet of plywood is $23 an usually runs about $12. Not sure what we are going to do. Construction loan is only good for 9 months from signing.
