Basically every bad thing that could happen to us, happened building and buying this home. The fact that I have not jumped off a bridge at this point is amazing.
I DGAF, I cant wait for it to finish and get moved it. We will fix the financials as things fix themselves later. Hopefully

my neighbor just had a smaller metal panel and liner installed with heater. No hot tub, no major landscaping, no fire pit and it was almost 100K.....

Hot tub, 15,000g pool, sun deck, water fall, propane tank, about 500 sq ft of concrete came in at around 100k 2 months ago. This is our second pool to build. First pool was 45k for the same size pool without the hot tub and waterfall.
Whoever said to budget 30k for landscaping is about dead on. I'm paying all in $7,500 for sod to be laid (18 pallets), paid about $3,000 for flagstone walkways to a couple of areas, and I still have no plants or landscaping around the pool. But I'll be doing all of it on my own because I enjoy that work.

the motherfricker who installed the pool at the house we bought put that cartridge shite in and i can't tell you how much i loathe it.
i am going to rip it out this fall and replace with a multiport & sand filter system.
had a green pool when i opened this year and despite vacumming to waste and doing absolutely everything i can; i've STILL had to rinse out the cartridges THREE frickING TIMES in 2 months.
the last time i stripped the threads on the bolt holding the 'belt' around the cartridge container and i spent HOURS working it back and forth until it would rethread and tighten.
complete and utter bullshite to have to take your entire pool system apart every time you want to clean the filter.
not to mention i don't have enough water pressure to clean it properly so there's the whole headache of pulling out the presssure washer & getting that going each time i have to clean this nasty shite.
'i wish i had gone with a cartridge instead of sand filter' --- said no one ever.

Small shallow gunite pool with basic surround is starting at 80k without fire pits, waterfalls, etc in my area.

Correct. Bunch of idiots with more money than brains and no impulse control. Same can be said for cars, boats, RVs.

When did dry pet food start costing so damn much? I was in a Petco yesterday and bags of cat food were selling on the low side for $3 a lb. and some of that crap was in excess of $6 a lb.

pool itself is 15'x25' with 3' shallow-5'6" deep end. has a center flush 7X8 spa and on each end of spa is a 7x9 tanning ledge. each tanning ledge has bubblers, and umbrellas holders. the overall dims are like 30x25' with spa and tanning ledges.
has a 15' water feature wall with 4' waterfall built into brick. on each end is a fire bowl with waterfall.
everything is automated to my phone etc..
the price is about 20-25k more than when i originally got a quote in 2020

a drop in fiberglass pool is that now.
Prepare for sticker shock when you get a quote.

For 15,000 gallon budget 75,000 with nice decking like brick.
Decking can really cut cost a lot so you can play with that.

Acadiana Pools has a builder feature $ on the website to give you a ball park price. Add$$$ for fence, landscaping, yard repair, pool furniture, increased alcohol purchase, pool house, etc...

we used Gurka enterprises. they were great and did it in just 5 weeks.
duplessis is great also for local in BR area and blue wave pools

I played around with the calculator and it's pretty good. The prices that it gives you are fairly accurate for what it will end up costing you to build a pool in the Baton Rouge area. The final price that it gives you is a little on the low side though, and this is mainly because the calculator simply doesn't give you the option of adding many of the pool features that some people may want in a pool (e.g. the second pump that you will need if you want your water features to work when the spa is running, glass waterline tile, Glacier chiller, etc.). For most people, I would say add 10% to 15% to what that calculator tells you and it will probably be pretty close to what you will end up spending on the pool.
The biggest item that the calculator low balls is the deck. The deck the calculator prices is for a 6' bare concrete deck surrounding the pool. That's a pretty small deck (not tiny, but small), and bare concrete is absolutely the cheapest type of deck you could do. Most people are going to want something nicer than bare concrete. If you increase the size of the deck to something more reasonable, and if you do some of the nicer, more attractive deck options (e.g. Fire Rock pavers, travertine, quartzite, etc.) you could easily end up spending $30,000 or more on the deck alone compared to what that calculator is giving you.
Also, the calculator is just giving you the price of the pool by itself, and does not include things like landscaping, sod (your yard will be 100% obliterated when the pool company is done), irrigation system repair, fence, pool furniture, etc. Most people should probably budget an extra $10,000 to $15,000 minimum for these things, and potentially a good bit more if you wanted above-average landscaping.

We did a 14x30 Gunite with heater last Feb. used a contractor with a fee of $8k. Poured a good bit of concrete and walkways, added drainage in yard. It has a brick wall along the back with two fountains. Bench across deep end for kids to grab onto or to sit with a drink. We use it a lot. Out the door $57k.
ETA: Heater is best thing we ever did. We use it to zap the chill out all the time. There isn’t a month the past year we didn’t swim. We guess it’s about $20-25 each time we run it for about 4-5 hours. Most days turn it on at wake up and it’s ready by noon. It’s smaller but it heats up fast and is perfect for us and our friends and their kids.
