Why is Chick-fil-a successful?

Why can't another franchise replicate what they have done?
I drive through an area that is "fast food city" and there is a double line for CFA...
they actually paid a nearby school, 7 figures to expand their parking lot.
I would think some MBA graduate would figure it out.

unsure if Todd Graves has his MBA, but he is hot on their heels:

Limited products, well made
Strategically located and limited franchises
Hire competent staff
Pay staff better than industry average
Franchise owners are vetted and have to put in sweat equity rather than just showing liquidity and buying in like other franchises
SOPs are strictly adhered to at every location
Probably some more things, but those are my quick thoughts.

This is the big one.

That is 90% of the answer, because almost everything else follows from the owners required to be on-site.
The average McDonald's franchisee makes nearly twice what the average CFA owner makes and it is much closer to being passive income.

Wi-pe-po. On both sides of the counter.

In N Out is pretty much the same, only with a more limited menu, like Raising Canes. Service in impeccable, the locations are well kept, and they're packed from open to close, every day.

They don’t hire fricking degenerates.

I am curious if any of my downvoters care to explain what they disagree with.

CFA and Cane's are very much alike, very limited menu, well staffed by people who care about their jobs. I don't know if Cane's vets the franchisees the way CFA does, but that is a big plus.
I had a retail business that was a cash cow, I was there everyday and greeted every customer, I knew how much it cost me to get people in the door, I didn't want to waste that. A successful business has to have a mommy/daddy who loves it.
I sold the business to a guy who hired people to run it for him, it cratered within two years.

I don't think they do, definitely not on the same level of worship as CFA expects out of their franchisees. From the franchise owner to the lowest employee its hard to find someone not working their arse off in the average CFA because they fire them. Average Cane's isn't like that, its definitely a step down, but definitely a hell of a lot better than the big 3.
What CFA is doing is not very unlike what Kroc did with McDs in it's infancy. Went for owners who would actually gave a damn and would enforce the quality he wanted, not a thing they do so much anymore.

Maybe out in the mostly-white suburbs. The one closest to me is pretty black and brown on both sides of the counter.

Also true at the executive level. A friend applied for an Assistant GC role and he was told he'd be expected to spend 3 months working in a store prior to hitting the corporate suite.
He declined.

The employees
The food is average at best, just like Popeyes.
But real reason I still occasionally go to CFA and why I never go to Popeyes any more is the employees/service.

This is dumb. Have you been to the CFA on College or Siegen in BR? They're as nice and well run as any CFA I've been to and there's more black and hispanic workers than white workers.
They pay people higher than industry average because they expect more from their employees. They don't keep lazy or rude employees on staff.

Everytime I go, i give them their pleasure.

And McD’s franchisees can pass down their business or sell their business.
Wouldn’t even call CFA franchisees “owners”, more so business partners. Still have all the headaches and expenses. Still make a lot of coin obviously. Once they’re done or retire another new operator gets a crack at the operations.

*Franchise Operators.
Chick-Fil-A does not have "owners." They provided licenses to operate their stores to "Operators."
