What do you think about this New Mexico property?

I am interested in any opinions about this property. Thanks. It is 3542 acres in New Mexico, about ten to fifteen minutes south of Angel Fire. It has no improvements. The creek is nice and is year round with fish, BUT, it is close to a small paved road. There is, however, a connecting property just north (and east of the road) where Coyote Creek cuts right through the center. Coyote Creek is fed from a lake to the north. The other property is slightly over 800 acres and is overpriced. It also has no improvements.

Big drawback is that it is not a good year round place unless you have grown children. The schools nearby aren't very good. I've scouted out both properties - the Big Blue is mostly timber but if you had both you could do some nice horseback riding.

$1200 and acre for unimproved in New Mexico seems really high to me but I really have no idea what property goes for out there.

I was talking to a localout there this summer. He said the schools are beyond horrible. Cimmaron is one of the better one and said that is not saying much.

Wew boy, that's some magical country right there!

When I was in Scouts I did 2 two-week backpacking trips in Philmont, which is right by this place.

Makes my heart ache just thinking about it. Had to go look at my old pictures.

But yeah, I can't imagine how terrible the schools are. The closest town of ANY size that actually has permanent residents (the other "towns" are either teeny tiny or seasonal vacation-based) is Cimarron and Cimarron is a run-down type place. I think its economy is dependent on Philmont and other ranch hand work.

What wildlife is in that area besides elk?

Beautiful piece of property, but if I'm dropping $5mm I'm looking in the MS Delta.
