What wildlife is in that area besides elk?

Doesn't matter. I'd take either. If I'm buying a $5mm property the $500 MS OOS license wouldn't be much of an issue.

Toni, these places are ridiculous. I'm fairly envious. What improvements would you add to either place? Build a small cabin on the first? Barns, etc?

It could be that just don't know what I'm looking at, or I don't understand what I am reading, probably both,
but I am kind of shocked at how cheap this 5.2 acres seems to be, with it being located in such a beautiful place and all.

You have to read well and call-many don't have very good roads leading to them and many don't have power, water, emergency services, food near them. You can really get some top notch deals-its all legit-I found this out from my neighbor who bought up 120 acres in Wyoming by buying multiple lots up. Call and ask questions!! Its worth it!

I think I will. I absolutely had no idea land out there was so cheap. Since my previous post, I've found a few nicely priced parcels that have power/water/emsvcs in Oregon and Utah.

Yep-I found one in CO near the one you posted about with a stream running through it. I am partial to NM myself, good luck. Obviously if you have the means, take a trip and GO see it first-write the check on the spot-most of the brokers will take it off the site if you are willing to come visit it and possible write the check-negotiate, they will go for it.

$2000/ acre out west is not really cheap. The main consideration for small tracts like that is utilities, there are some places that could cost $10,000 or even $100,000 to get utilities set up. They are way off the beaten path and hooking up to the county is on your dime, they aren't going to pipe in 5 miles for one home.

Land in Eastern Oregon is cheap, but it is a dry area. 5.2 acres in a western state (except California) is like a small lot anywhere else. I abhor the "ranchette" area where a nice, large property is carved up into small "ranches." Thankfully, the use of conservation easements has helped stop some development along those lines.
There's 2764 acres in Montana with two miles of Yellowstone River frontage for $6.9m, which is high. I went out and looked at this property - I liked the rolling hills but lacked trees and other features I want.

Dumb question. What do you do with random lots? Couldn't you just camp in some state/national parks?

You also have to be very careful when buying property out there. From my limited experience, many of the development properties are not particularly desirable tracts.
I looked at a beautiful valley property wedged between two smaller mountains - then I found out it was in a Superfund Site. I went out to a Colorado property near the Motherwell Ranch - it had a giant power line running through a key area.

Certainly, but you don't own it. You could do stuff like shoot guns and have a fire, where many state and national parks might not let you. A private piece of land may offer you an easement to a larger piece of public land too though. Or access to a stream to fly fish, when the next public access is miles away. Some people just like to own their own piece though.

Agree. Just seems some of these tracts are so far from civilization, and it wouldn't be very fun to fly out, then haul all your gear just to screw off.
