Do you own your own plane or a fractional share?
I'm having a tough time trying to decide what to do. I always thought I'd like to live in the city with all the conveniences and have a place in the country (which is how I'm set up now). But, I find myself spending more and more time out in the country - I just like being out there and there's always something to do (if it is nothing more than hiking around the property with my dogs).

To get the best water/fishing, the adjacent property would also need to be acquired (that's the only way I'd do the deal) because the trout creek flows through its center.
My brother, who owns a ranch in Colorado, did exactly what you suggested - his property is a conservation/hunting property and he has a retired couple who are the caretakers. They love the job. The property is designed to require little regular maintenance, so they aren't having to work as farmhands. They benefit too - they live in a nice house (no rent or utilities) and drive the ranch truck. Their house in on a small bluff next to a river.

Toni, my happy place is at our family hunting camp. I completely understand. At the NM place, you'd be close to a couple of cool towns in Taos and Santa Fe. You could always have a condo in Santa Fe when you needed a little culture.
And I'm serious about the caretaker job. ??

In the last few months, I've been embracing more of my "out in the country" side. I love being outdoors, even if it is just hiking around. There's a place for sale south of the two properties I've mentioned that has beautiful mountain land, but the house is 10,000 s.f. Unless you are creating a family compound, why do you need that much s.f.? Some man built a giant house on an island in Flathead Lake, Montana (I think it is the largest in Montana). He ruined that island.
I have family members with recreation and ranch properties in Colorado, Wyoming and Montana, and I go out to those places whenever I can. I guess it is my time to have a place. My favorite place is my uncle's place in Montana. It has a creek coming off the mountain that has crystal clear water (no fish though, water runs too quickly). I love going up there to visit - I love riding up into the elevated areas by the creek. I'll sit up there with my dogs for hours, just chilling.
I'm trying to figure out how to improve the property if I buy an unimproved place (which is what I'd like to do). I'm thinking house, caretaker's house, horse barn with a small guest apartment, and a shop type building.
I'm trying to educate myself on "off the grid."

I keep trying to come up with some questions to ask you, but they always sound insane, shallow, etc.

Wew boy, that's some magical country right there!
When I was in Scouts I did 2 two-week backpacking trips in Philmont, which is right by this place.
Makes my heart ache just thinking about it. Had to go look at my old pictures.
But yeah, I can't imagine how terrible the schools are. The closest town of ANY size that actually has permanent residents (the other "towns" are either teeny tiny or seasonal vacation-based) is Cimarron and Cimarron is a run-down type place. I think its economy is dependent on Philmont and other ranch hand work.
When I was in Scouts I did 2 two-week backpacking trips in Philmont, which is right by this place.

Thanks for the good wishes. I love to watch elk in the wild (and have no objections to elk hunting). My uncles each have pretty large tracts and I know they receive a number of elk tags. I wouldn't sell any tags I'd have, I'd give them to people I know.
I looked at a conservation property in Colorado that bordered on two huge hunting ranches. The owners did not allow any hunting, and I saw a lot of elk. It was almost as if the elk learned to go where they weren't being hunted.
