Where would you live in Houston if your budget was 750-800K (Mostly Inner Loop)?

I am expecting some answers like Dallas or New Orleans, but I'll try anyway.
Here are the main conditions
1) Less than 800K
2) Less than 35 minute commute to downtown
3) Good public schools, at least K-8
4) Less prone to flooding than most parts of the city
Katy/Cinco Ranch doesn't meet conditions 2 and possibly 4. Same with Suglarland although it is closer to meeting condition 2.
Kingwood doesn't meet conditions 2 and 4.
Pearland meets conditions 1,2, and 3 but not 4, as far as I can tell.
The Woodlands doesn't meet condition 2.
Memorial/Villages doesn't meet condition 4 as far as I can tell. It appears pretty flood prone, and not just because of Harvey.
The Heights meets conditions 1,2, and 4, but it doesn't appear to meet 3.
West U, Boulevard Oaks, Greenway/Upper Kirby, and definitely River Oaks don't appear to meet condition 1, but hit everything else for sure. Some parts of Greenway/Upper Kirby and Montrose are cheaper though.
That leaves Bellaire, Braeswood Place, and Southside Place, I suppose but I am sure if they meet Conditions 1 and 4.
I'm thinking Neartown/Montrose, possibly a condo in Upper Kirby, or trying to find a high area in Bellaire or Braeswood is my best bet.
What do you guys say?

Benders Landing / Woodsons Reserve - in Spring near Woodlands. Easy access to Hardy which solves your commute issue.

You don't need to discount an entire area due to flooding. Not all parts of an area flood.
If an area did NOT flood with Hurricane Harvey, chances are that it will never flood. The was the absolute worst case scenario for flooding. So if a street didn't flood, it most likely never will.
So Kingwood, for example, not all of it flooded. Much of it did, but much of it didn't. I drove around the Kingwood area and could see where it flooded and where it didn't.
So look at all areas that fit criteria 1-3, and then look to see which parts of those areas don't flood even if other parts do.

Harvard is a pretty good public school if you are zoned to it.

Look at Fall Creek area. I think it fits all of your criteria.
It's just inside Beltway 8, so your commute downtown is maybe 25 minutes.
It's right by the Golf Club of Houston, which hosts the Shell Houston Open.
It's only 8 miles from the airport.
The high school is Summer Creek High School... which I think is a good school.
The average price of a home there is $365,000... but they go all the way up into the millions.
It's a nice area.

If you can afford 750-800k for a house you can afford private school. I choose the Heights. Or you can knock some off your budget, you can still do pretty well on a 600-650k house in the Heights

I know a couple who live on Grovewood in Timbergrove. Inside the loop, didn't flood, short commute to downtown. I don't know about schools because they don't have any kids.
While their house is a renovated ranch and cost less than your price range, they are new builds on their street and in this neighborhood that I think are in your price range.
Oh and inner loop....does that mean inside the loop? Maybe not.
