re: FHA 203k & FNMA Homestyle Loans - jkb531
FNMA Homestyle is a Conventional product, while FHA 203k is really for those with lower credit scores. Our construction loan is an option, and when we go to do the permanent financing, it's on a normal Conventional loan that offers lowest available rate. Homestyle would ideally be the way to go ...

Same here. Getting over a grand back and filed 2/10. Must be holding to try and make any interest they can. Got it back in 9 days last year. Not our fault Jindal screwed the state. Definitely changing my filing status to have less taken out. Screw this. ...

re: Improving FICO score. - jkb531
Once the debt is paid, all he needs to do is show proof of new balances and can get credit re-scored within a week depending on whether lender wants to incur costs of rescore. We do it quite a bit for clients. 719 to 760 depending on down payment is significant difference not just in interest ra...

re: What's the nicest Orange beach golf course - jkb531
Was there end of April. Played Peninsula 1st day and it was awesome. Gulf Shores Golf Club was best bang for buck. We thought it was going to be a goat ranch, but was actually very nice. We payed $120 for the day and played 54 holes. Craft Farms was very nice too. Really liked it a lot. ...

re: Thinking about taking the wife to Italy - jkb531
Should be roughly 7-10k depending on the level of accommodations that you want to stay in. Could be more than 10k if you stay and eat at really nice places.
Yeah, I was thinking about $7500. We're not OT Ballers or anything. Don't need the high end stuff. ...

re: Is it too late to refi? - jkb531
You could look into doing a 5/1 ARM and choose a single upfront PMI premium to save you on your monthly payment. You can finance it into the loan as well. Really makes a big difference, but would have to way the pros and cons since you're only going to be in the home for another 3-5 years. ...

re: Questions About Buying House - jkb531
If you can come with 5% or 10% down, you can choose an upfront PMI premium and pay it in cash or finance it on top of your loan as opposed to the monthly option. Amount is really fair, esp if you have great credit. ...

re: Why is PMI so damn high? - jkb531
LSU Superstar, I am with a local mortgage lender. If you are putting at least 10% down and your credit scores are in the low 700's, best thing to do is go Conventional and pay the PMI in a single upfront premium which you can finance in and not have to pay out of pocket. Even putting 10% down, it'...
