Home Warranty Recommendations

We recently purchased a home that was built in 2010. As part of the purchase contract, the sellers agreed to purchase a home warranty for us.

What is the best home warranty company, and any tips regarding the things most often covered and not covered by these policies?

The seller's did the same for my purchase, it was American Home Shield. It will cost you $75 for them to come out and fix/replace anything. Cost me $75 to fix my hot water heater and I got a new central air condition when the old one broke; cost me $75 bucks.

we have had AHS for over 10 years- sold a house , it did not pass inspection- AHS fixed it, last two houses bought sellers paid for AHS- made claims on both of them- hot water heaters, microwaves, dishwashers, they just replace my high end gas range-

They have totally rebuilt my washing machine.

What is the catch? you have to wait- sometimes 3 or 4 days - THey use Sears ( A &E)to repair most appliances,

The service fee goes up every year and the warranty goes up every year.

All of the repairs you listed didn't add up to what it cost to carry AHS for 10 years.

I think some people just want to make a phone call and not have to deal with it. It's a nice thing while I'm in an apartment for sure. I'd probably get a home warranty on a house if I didn't have family members that could fix most anything for me.

i've only been in my home about a year and a half. i got it more or less because i dont have a spare $5,000 lying around if shite happened to hit the fan

Those kinds of situations are where it comes in handy. As far as a water heater or something like that, not so much.

And I guess all your car repairs added up to the amount of insurance you paid throughout the years


Some people are not handy and just want the peace of mind of a home warranty.

I personally also think it's not worth it but now that my home is > 10 yrs old, I'm seriously thinking about it incase my AC and appliances suddenly decide they want to crap out.

It's a scam and you will wind up with sub-par repairs done by the least reputable repair people. They will always find some loophole to soak you for additional charges. Put that $600 a year into a maintenance account of your own and get the repairs done right when they're needed.

I haven't had any issues with Old Republic but I also won't be reupping. The seller paid for it and it definitely is nice that first year for a first home when you're buying tons of stuff for the house, doing light renovation, etc and that covers breaks.

But now we're in a position to cover that ourselves and most likely that's more cost effective.

I haven't run into being scammed/repairmen trying to get out from under the warranty. My guess the repairman doesn't want to find an exclusion because then you'll go somewhere else for the repair. At least I know I would.

The best part about having a warranty is that they will only fix what is wrong. If you don't have a warranty they could tell me I need a flux capacitor and I would probably agree with them and get taken to the woodshed.

In Louisiana insurance is probably used more for uninsured motorists

That's a bit different when it also covers other people I may hit and medical bills for all involved. There is a value in that and not at all comparable to a home warranty.

I just think with a home warranty you are better off putting that money every year into a fund just for repairs.

What a terrible comparison, and you are legally mandated to carry car insurance in Louisiana.

I just recently ended my contract with AHS. If ithey are called out to repair anything except a minor repair, they will find a reason it is not covered.

I just called to have a toilet repaired by an independent repair man. He took a look at the internal pressure system and asked who did the last repair. I told him it was an AHS job and he explained that they had actually destroyed the bladder system during the "repair". I called AHS and they told me to take it up with the repair company. When I asked them why they didn't fix the problem correctly, but at best, only applied a temporary fix, I was told "that is how warranty jobs work". I'm now in the process of getting an appointment scheduled for both companies to be there together so they can't pass the buck. I would never let them make a repair on my house without having another company there to supervise.


TLDR
Warranty companies don't fix anything, they just patch.
If you get a free warranty and have something that has to be repaired, make sure you have another repair man there for oversight.

I've been reading a lot of negatives online about AHS and home warranty companies in general. The basic theme is that home warranties no longer make big replacements of AC, etc, if something major is wrong. They just nickel and dime you to death replacing one part at a time charging 75 dollars every time somebody comes out.

Are any of the home warranty companies besides American Home Shield worth a lick? Not that AHS is, I just don't hear much about the others. The seller will pay for this for one year, and there is zero chance I will renew afterwards. But I want some peace of mind in case I have to use it during that year.

10 years of premiums(3 paid by sellers) so net 7 years =$3300 3 houses ( we moved 3 times )


A/C repair $1200
Heating repair $700
New Dishwasher $550
New Microwave(x2)- $1100
Washer Repairs $950
Garage door opener $150
replace two water heaters $1400
repair water heater $150
Dishwasher repair $1525
Replaced Gas Range $450

May be one or two minor things I forgot- I move for my job. For us it works- maybe if you live in the same house for 10 years it may not because you may care for you home- When you buy a home someone else lived in you are never really sure what you get-
