Lawyer fee question for landlord tenant matter

Our renter broke his lease over some bullshite, an we are thinking about going offer him. Like 25k is at stake. What are the typical ways a lawyer will charge for this? Hourly? Contingent?

probably hourly, b/c the likelihood of recovery is slim.

Wait, isn't it in the lease he signed that if he breaks the lease early that he has to pay so much of the rent for the rest of the lease?

How much of the 25K is future rent?

If you lease the place out after they move, you cannot ask for that to be paid back (double rent).

I usually just write it off and look for the next tenant. But, not saying that is what you should do.

..unless there is a legitimate claim that the landlord failed to meet required criteria.

I mean...if 25K is at stake...that means it's a pretty decent rental. Which means you shouldn't have any issue finding future decent tenants right?


I mean, this doesn't sound like some ghetto duplex you are renting out and you are paid in money orders from the circle K from the stripper that rents the place.

You only owe the search agency the cost of 1 month of rent.

You are going to spend thousands to get a judgement against someone that was renting so doubtful they have anything worth a shite. You will never see the $25K or whatever you sink into a lawyer again.

Exactly. We were month to month on our lease(not by our choice..by landlord) and we just were told last week by our landlord we have to be out by end of the year. We just found another house(first one we applied for thank goodness) but around here...houses don't stay unrented for very long,esp if they are in a decent neighborhood. Last time we looked for a house to rent couple years ago we got rejected quite a few times, even though we were wanting to move there in like 2-3 weeks...by people that could move in that weekend after putting their app in.
