I don't know where you are located, but if its anything like Uptown New Orleans, finding a new tenant would be much easier than dealing with hassle of hiring an attorney and going after a former tenant. Any decent place in a semi decent neighborhood in Uptown is rented within 2-3 days of it being advertised.
