Lexington Estates: Anyone here have opinions or actual knowledge?

Looking around the area, and might want to look at it in the future.

What's the development going to look like?
Any specific concerns with the developers?
Will other developments in/around the area impact this one negatively?
Will traffic suck (it's Baton Rouge, so of course, right?)?

Anything else I might need to consider if I wanted to look at that area?

Is that the subdivision being built off of Bluebonnet? If so, have fun with that junk. I have no desire to live in a cramped subdivision, although the houses are really nice. However, if I'm paying $500k plus for a house, I want more privacy and bigger yards. Just my $.02.

No. I think that one is Preserve?

Lexington Estates is near it, but it's off of Nicholson north of University Club

I did some work on those houses for a summer job a few years back. A few of the houses were kind of different style wise, but other than that it seemed like a good neighborhood and location.

Not sure about the rest of the development.

Actually just left the place a few minutes ago. Houses seem to be nice and well made. A buddy of mine has a good friend that lives there and they like it. Not sure about HOAs or any of that mess. I will tell you I was curious and picked up a pamphlet on a lot for sale. Think it was 120ft wide by 206ft on one side and by 170ft or so on the other. They wanted $134,000 for it.

They've had some pipeline disputes with all the pipelines in the area. (Nicholson)

Make sure your site has no pipeline R/W.

It says "Estates" right there in the name. So, you must be living on an 'estate' if you move in there. Only rich people live on an estate.

You probably have to name your house to. Like 'Belle du Chene' or something fancy like that.

Sweet, we could be neighbors

It's good to hear that your friends like the area. I don't know anyone that lives there, but we've driven through and it seems like there are a lot of relatively young families, which is nice.

My company has designed several houses in there and I personally know two other people who live in there and everyone really seems to like it. Houses are nice and well built.You wont find any DR Horton bullshite in there so thats a plus. And from what I know and heard, Greg Flores (developer) is a stand up guy. Kinda quirky but nice.

That's definitely a plus. We are trying to avoid shitty houses and too much cookie-cutter style neighborhoods.

Chinese is cool. Maybe you can do a Chinese themed estate. Something with a pointy roof and some lanters. Some bridges and Koi fish. Some Geisha walking around. You could run around in pajamas with a sword.

You could name it "egg foo young." The HOA would love it!

It depends on what you're looking for. Lexington is great if you can buy/build in the front. The residents are all nice and its a great neighborhood for kids. The back is slowly becoming patio homes because more money for the space. This isn't necessarily a bad thing if the people moving into the patio homes are good (Ex: older people looking for a low maintenance home, Single/ Married without kids with good income.) If you have kids, I'd say its a good buy and definitely more affordable than U-Club.

Its a great neighborhood and great area that I think will continue to develop in the coming years.

As far as traffic, what area will you be going to for work? My wife works downtown and it takes her about 20-25 minutes depending on how early she leaves. They're also "supposed to be" adding a left turn lane on Nicholson at Lee/Brightside and the Tigerland entrance which will help out a ton, but I'll believe it when I see it. I work near Perkins/Essen and it takes me about 15 minutes both ways, sometimes 20.
